Hello everyone,
My girlfriend and I are currently considering which floor plan would best suit a modern city villa. What ideas and suggestions do you have for floor plans?

The plot is about 650m² (7000ft²) in size and was purchased for 140 per m² (13 per ft²) with utilities connected.
I am considering making the garage 50cm (20 inches) smaller, and possibly the house as well, but visually the difference between the two buildings wouldn’t be noticeable...
Realistically, a garage measuring 7 x 7m (23 x 23 ft) and a house measuring 9.5 x 9.5m (31 x 31 ft) would be more than sufficient, but I have concerns that some rooms like the bathroom on the ground floor might become too small and later be unsuitable for wheelchair use or similar needs.
I place great importance on a good heating system (air-source heat pump), controlled ventilation, and an EIB bus system; KfW 70 standard, etc., since I am an electrical master myself...
In my opinion, the garden and so on can also be completed later if necessary...
I am building without an architect and am selecting my contractors for the different trades based on good relationships.
I hope to stay within my budget of 290,000 to 310,000.

I hope you manage to sort this out. However, considering that several trades and additional costs haven’t even been included in the calculations, which will definitely arise (what use is a dream house if the outdoor areas are left neglected for months or even years due to lack of funds), and not even a contingency buffer for unexpected expenses is planned (those costs will definitely come), I strongly recommend adjusting your budget to match your plans, or your plans to fit your intended budget. In other words, either you make compromises on the house itself, or you need to add at least €100,000 if you want the whole project to go smoothly…
