Hello everyone,

My girlfriend and I are currently considering which floor plan would best suit a modern city villa. What ideas and suggestions do you have for floor plans?

Maybe you should have pointed out where the differences are.

Right now, the only thing I’ve noticed is the bay window in the living room. In that case, definitely option B. Option A’s corner isn’t good—it would need to be extended further forward along the dining table. But then you would also have to enlarge the basement, otherwise you’d run into a problem with the window. So, option B is better.

Overall, I really like the design, actually very much. The two bathroom doors in the kids’ bathroom aren’t really my preference, but that’s a matter of taste and can’t be changed in this design. Maybe there is an electric control option, since having two doors isn’t that uncommon anymore.

The only thing that would really annoy me is that you couldn’t manage to keep the door out of sight in such a large living area. That should be a quiet zone, and you’re putting a door right there. You’re pushing the TV into a corner so everyone ends up with a stiff neck. Put the coat closet in the vestibule and move the entrance to the office from the back, or change something else, but as it is, it would bother me.

Same as Musketier... it will probably be necessary to place a wardrobe niche next to the stair platform (possibly adding a wall at the stair descent)... the guest who might sleep in the office will appreciate it, and a sense of calm will return to the living area.

I wanted that too: working next to living... quickly turning on the TV when your partner calls 😉 But fortunately, the distances on one floor aren’t that long, so I decided against it because the door was simply too much and took up space.

On the ground floor, I find the cloakroom far too small. Even without considering the access to the study, the living room feels uninviting. I don’t understand why floor-to-ceiling windows are blocked by furniture.

On the upper floor, I would suggest accessing the bedroom through the walk-in closet, which is more convenient for partners.

What is really unacceptable is the location of the children’s bathroom. Doors are the weak point in terms of sound transmission, and as it is now, a child would have to sleep right next to a bathroom door. Having a children’s bathroom is good, but access through the hallway would be advisable. Also, having two doors in the children’s room is not very reassuring.
