Hello everyone,
My girlfriend and I are currently considering which floor plan would best suit a modern city villa. What ideas and suggestions do you have for floor plans?

Have you ever mentally considered what it would be like to place the fireplace on the exterior wall—so directly opposite where it is currently located (downstairs)—and then, of course, along the corner where the living and dining areas meet? I believe this would make the living space somewhat larger and more appealing. Thanks to the chimney or the way the flames extend outward, you would still be able to comfortably watch the fire while seated.
However, I haven’t fully memorized the dimensions of the living area yet—it might be too small 😉

I would now like to use the wardrobe as an access point and place the wardrobe under the stairs. Additionally, there will be a separate door to the walk-in closet.
I estimate the costs to be around 300,000 (currency). I’m only 26 years old and still have time to pay it off. 🙂
The kids’ bathroom is a matter of debate: either larger rooms or, as I see it, a separate bathroom for the children to avoid future renovation costs. Does anyone else have a kids’ bathroom?

I agree with the points of criticism raised. However, you should urgently talk to your architect if you are expecting around 300,000 EUR. With an estimated living area of approximately 190 sqm (2,045 sq ft) plus basement, bay window, connected garage, and basement access, that won’t be feasible. You should be thinking more along the lines of a four in front.
Everything is very spacious. However, I find it a bit surprising that none of the bathrooms are located directly above each other. How and where do the drainage pipes run? Hearing the flush of a toilet in the living room is not always pleasant.
I completely agree with K1300S regarding the price. The garage alone with its hip roof drives the costs up significantly. Depending on the fittings, the total price might not even start with a 4. The next question would be the plot of land and the soil conditions. If, for example, you need a waterproof concrete shell (commonly called a “white tank”) for the basement size, additional costs will apply.

LincolnHawk29 Sep 2013 00:05An offer from a builder (shell construction, roof, interior and exterior plaster, screed) is at 210,000 (not negotiable). Are about 90,000 enough for building services, doors, windows, etc.? I will do the electrical work myself...
