ᐅ Floor Plan Design for an Urban Villa – What Are Your Thoughts?

Hello everyone,

we are building a single-family house, city villa style, with about 180 sqm (1,940 sq ft). The floor plan is almost finalized, but I would like to hear some opinions on what could possibly be changed or improved.
We also have the question whether to include a children’s bathroom or not.

I would greatly appreciate any feedback.

I like the floor plan, except for the layout of the kids' bathroom. How old are your children?

This covered terrace would be as dark as night, though. That wouldn’t work for me.
Unfortunately, the bedroom layout doesn’t follow feng shui principles at all. You enter and immediately bump into the bed. That always feels uncomfortable. A simple solution would be to move the door to the dressing room and place the bed on the wall where the door is now.
It’s quite tricky that the child sleeps with their ear against the wall to the bedroom.
I also don’t like having two doors in the bathroom. I would remove the door from the hallway. The children have their own bathroom anyway. By the way, I don’t think it’s too small for a small bathroom. However, I consider the solution with the shower by the window problematic because the window will get damaged very quickly by lime deposits from the water. I see that as a planning mistake if you build something that breaks down right away.
In my opinion, the windows are still chaotic. The exterior views would be interesting to see. The window directly next to the toilet in the bathroom should also be frosted glass.
The living room will be a dark cave since the terrace is already dark. The only light is in the dining area. For me, that would be the main reason to completely rethink the ground floor.
The hallway feels too narrow and confusing.
The utility room is very tight, especially if the laundry is also supposed to go there. Where do you hang the laundry in winter?
The upstairs corridor is also very dark. The small window by the stairs does not really help. But okay, there might be worse things.
Normally, I would position the master bedroom and dressing room near the second child’s room and the children’s bathroom, divide the two children’s rooms evenly along the lower side, and place the two bathrooms next to each other where the bathroom and dressing room are now. The only argument against this is the balcony situation. I think I would just forget about the balcony. We never had any disputes about the rooms, although one was larger and the other smaller. I wouldn’t overestimate fairness theory. So one child has a balcony, and the other doesn’t. Period.

Oh, one more thing about sliding doors: at first glance, they may seem innovative and space-saving, but with frequent use, they can become very, very annoying over time.
Especially in the bathroom, a secure locking mechanism is definitely desirable. I can imagine that this could become a significant cost factor.
For this reason, I would strongly recommend planning for standard doors at the top.

remove both doors (bedroom + bathroom), and instead have one door leading into the walk-in closet, from which there is direct access to both the bathroom and the bedroom. This creates short routes without any zigzagging, eliminates having to open and close a second bathroom door repeatedly, and improves the overall comfort of the bedroom.

So, regarding the questions, we don’t have children yet, but they are planned in the next few years!

The idea of having a door in the walk-in closet is definitely good. However, it would reduce the wardrobe space in the closet. Also, when you enter, you would first stand among the clothes! I’m not sure if I would like that.

One more question: why should the living room be so dark? Is it because of our planned roof extension? But that is supposed to be a glass roof.
