ᐅ Floor Plan for Urban Villa – Request for Suggestions

Hello everyone, we are in the final stages of planning our house and would like to get your opinion on our floor plans. The building permit / planning application has not yet been submitted, so changes are still possible.

Urban villa / hipped roof
Plot size: 615 sqm (6620 sq ft)

Orientation: Entrance facing east, garden area southwest

Number of parking spaces: 2 plus a large garage (6 x 6 m) (20 x 20 ft)
Number of floors: 2 full stories
Roof type: hipped roof
Style: modern

Owners’ requirements:
Style, roof type, building type: urban villa, modern
Basement, floors: without
Space requirements on ground floor and upper floor: everything shown in the floor plan
Office: family use or home office? home office
Conservative or modern construction: modern
Open kitchen
Number of dining seats: up to 10
Oven / stove: yes
Garage, carport: garage
Energy: air-to-water heat pump and possibly an electricity storage system with solar panels

At the moment, we are considering moving the kitchen to the other side and creating a passage to the utility room. This would change the shape of the bathroom, making it longer and narrower, and allow us to enlarge the utility room so it could also serve as a pantry.

The layout upstairs should remain as it is. We know the bathroom is quite large, but if possible we would like to keep it that way. The window arrangement is not finalized yet. We would appreciate any suggestions.

Here is the kitchen on the other side, which I also like, although I’m not so sure about the access to the utility room. I have now asked if it would be possible to place a refrigerator or tall cabinets next to the sliding door. But I think that might be too tight with the island.

Hmm... I like the upstairs (first floor), especially having access to the bedroom through the walk-in closet. It makes the sleeping area cozier, and if someone gets up earlier, they can slip through the closet, grab their things, and leave quietly.

On the ground floor, the laundry path from upstairs is quite long and always goes through the living room, then the kitchen area, and finally to the utility room.

If you want tall cabinets on the utility room wall, then you can’t have an L-shaped layout at the window side—instead, just a single row on the right. This way, you can shift the island accordingly and also gain the advantage of having a direct exit from the kitchen to the terrace without having to walk all the way around the table.

I think the distance from the bedroom to the bathroom is quite long.

@Curly, of course that depends on who it is for 😉 .. in version 1, the space was mostly for the child, now it is more for the parents. That is the nature of the matter, meaning the staircase 😉

Staircases are unavoidable in multi-story houses – however, it is not acceptable that a toilet inside the bathroom is located as far away as Siberia.

That’s true, I don’t think the bathroom layout is ideal yet. There is hardly any natural light at the washbasin, and the shower is actually too dark for the size of the room... but a bathroom that big can be arranged differently anyway 😉
