Hello everyone!

It’s time for me too:
The planning with the architect is underway.

Could you please give your feedback on the design?

It is a 150 sqm (1,615 sq ft) city villa, new development area in NRW, no basement, KfW 55 standard, 473 sqm (5,093 sq ft) plot.

I have already removed the pantry.
A few windows have also been added.
Due to symmetry, I had to move the front door and the staircase, so the living room and dining room are smaller as a result.
I am considering changing the door to the bedroom.
The kitchen furniture will also be arranged differently than in the design (a kitchen unit on both long sides, a small table in front of the small window).

What else do you notice?

Please, please, please be gentle with your criticism.

By the way, the site plan of the house is oriented to north (just like any proper city plan should be).

This year, an acquaintance had an attempted break-in through their patio door. It either didn’t work or made so much noise that the intruders gave up, leaving “only” damage to the door (expensive enough).

In the past, the doors at home (in the countryside) were always left open, including those of the neighbors.

In recent years, there have been break-ins at several houses in our area... As a result, one affected homeowner completely cleared their property, removing everything taller than 1.2 meters (4 feet).

Please don’t get me wrong, we also have RC2-N security rating and are worried... but in other countries people even leave their doors unlocked.

I personally know two people, and have heard of one more in the neighborhood.
The bad thing is, they were out shopping at 5 p.m. They forced open the window even though the parents-in-law were at home.

Please don’t take this the wrong way, we also have RC2-N security and are concerned... but in other countries, people even leave their doors open.

In the past 1.5 years in our development area, no break-ins—however, there have been several thefts from gardens (grills, sun umbrellas, outdoor furniture, etc.) and from garages that weren’t properly locked (tools). So far, no one has dared to enter the houses themselves.
Additionally, various parts have been stolen from different cars (BMW navigation systems).
I’m not too worried about break-ins into the house – windows are always closed, doors locked when we’re not home, shutters down at night. Also, the outdoor power outlets (all switchable from inside in our case) are turned off.

Do you really want a nail truss roof?

You don’t have a basement and will be grateful for any storage space. On a nail truss roof, you can practically only move around by crawling.
