ᐅ 100 sqm basement for 150,000 euros?

Hello everyone,

We want to build a two-story city villa with 100 sqm (1076 sq ft) of living space per floor.
Additionally, we would like a full basement if possible.
The first architect said he would have to charge 1,500.00 euros per sqm (approximately 140 USD per sq ft), which amounts to 150,000.00 euros (about 166,000 USD) just for the basement.
We are planning our build in Saxony-Anhalt, and there is a large pond right next to our plot.
Can anyone tell me if this price is realistic?

What should go into the basement, just storage rooms or also living spaces?

Hello,

1500 €/m² (approximately 140 USD/ft²) for the basement area seems quite high to me.
I would initially estimate about half of that for the basement, and then around 1500 €/m² (approximately 140 USD/ft²) for the living area of the main house.
That would be the lower end of the price range!

In your situation, that would mean roughly 375 - 400 €/m² (35 - 37 USD/ft²) for the house with basic fittings. Adding some extras quickly adds another 50-75 €/m² (5 - 7 USD/ft²) on top.

150,000 € just for the basement would, in my opinion, require an extremely high-end basement finish. To me, that is clearly too expensive.

They will be used only as basement rooms, with at most one living area featuring minimal furnishings. No windows are planned.

We are glad to have an architect who estimates the construction cost based on previous projects, experience, and specific inquiries with contractors (even at the very beginning of the planning process). The whole rough guesswork based on floor area or renovation space only leads to the typical statements like "with an architect, you need a 20% buffer."

1500€/sqm (140 USD/sq ft) for net usable area is nonsense, unless blasting into rock or something similar is required.

What does the soil report say? Do you need waterproof concrete? It’s probably recommended because of the neighboring pond. Our cost is just under 1000 euros/m2 (square meter) of basement area: waterproof concrete including underfloor heating in the basement rooms, windows, and a room height of 2.35m (7 ft 9 in) with screed.
