We are currently planning a 100sqm (1,076 sqft) apartment. A hall of about 300sqm (3,229 sqft) is being built, and we can use around 100sqm (1,076 sqft) within the hall to create an apartment. The problem is that the exterior dimensions of the apartment are fixed, approximately 15m x 6.7m (49ft x 22ft). We are having a hard time figuring out a practical room layout. My wife would like to include the following rooms:
Bathroom
Guest toilet
Bedroom
Guest room/office
Open living, kitchen, and dining area
Storage room
Hallway
Do you think it’s possible to fit all these rooms into a 100sqm (1,076 sqft) apartment with these quite unusual exterior dimensions without making the apartment feel too cramped?
Here are our initial ideas:
We’re just quite unsure about the layout and the size of the rooms.... What do you think?

1. The kitchen, living room, and dining area seem too narrow and elongated.
2. If the kitchen is placed next to the storage room, you will always have to walk through the kitchen to reach your guests. If the kitchen is next to the guest room, the route to the storage room (pantry) is too long. A vicious circle.
3. I would not have the guest room accessed through the kitchen, living room, or dining area.
Basically, you have included all the rooms your wife wants. However, the layout is not yet optimal.
You should try furnishing the floor plan and mark door swings and windows. That helps.
