ᐅ Evaluation of Floor Plan for a 3-Room Apartment

Hello everyone,
I would appreciate your feedback on the attached floor plan (not a house!).
I know this is a house building forum, but maybe someone still wants to help.
Since it is a new build, the floor plan can still be changed.
Where do you see needs or weaknesses in the floor plan?

Here are the changes I am considering:
- Change the shower bathroom to a guest toilet (see picture below), advantages: private access and more closet space behind the bedroom door possible
- Include a shower in the bathroom, possibly omitting the bathtub

The stairs behind the dining table lead to another roof terrace on top of the building.

It's just an apartment... I don't think I can move everything around completely arbitrarily. Aren't there issues with the kitchen water connections and so on?!

You have water connections at the locations shown in the bathrooms. That’s a given. And as long as you’re not planning a toilet somewhere else, water pipes can be routed from there. Nowadays, they are installed under the screed.

Is the apartment still in the planning stage? In the shell construction? The screed not yet poured?

Then you have quite a bit of flexibility up there.

I have also considered relocating the kitchen to where the guest toilet is currently planned. The connections would be available there as well. The bedroom could then be placed where the kitchen is now, and possibly swapped with the third room (if the wall between the kitchen and the third room is not load-bearing) — creating a larger bedroom right next to the bathroom, with the third room adjacent to it. Currently, there isn’t a child yet, right? This way, there would be some separation from the living area, which I always find quite pleasant.

And as a “cherry on top,” the living, kitchen, and dining areas would be truly connected. Since the kitchen connections are located where the guest toilet is now planned, it should not be difficult to simply plan the sink and cooking area there (possibly in an island layout?). The dining and living spaces would then have access to both roof terraces.

If the wall between the current kitchen and the third room is load-bearing, then the bedroom should be there instead of the kitchen.

The advantage of moving the kitchen is that it will be directly next to the lower roof terrace, so you don’t have to go through the whole apartment for a glass of wine. And if grilling is allowed on the terrace, it’s even better to have the kitchen right beside it!

If no child is planned, I would use the third room as a utility room and install the washing machine and dryer there. It can still serve as an office or guest room. You don’t have to do laundry when you have guests.
