ᐅ Floor Plan Design for a 150 sqm Single-Family Home – Tips for Improvement?

Hello everyone,

we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.

On the ground floor, there is a side entrance door on the right. The carport will be located there.

In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.

I look forward to your tips and suggestions!

Ground floor plan: open living and dining area, kitchen, bathroom, hallway, and two rooms.

Regarding the bathroom ....

j.bautsch with 94.13 m² (1,014 sq ft)


Franky73 with 94 m² (1,011 sq ft)


Although j.bautsch’s version is 1 m² (11 sq ft) smaller, the passages and walkways are significantly more spacious. Take a look at the bathtub and washbasin in the T-shaped layout.

So, I have put together several versions of the "all-purpose room" here.

I don’t really think swapping it would improve the layout. The kitchen just doesn’t fit well in the upper corner in my opinion, and it ends up being a noticeably smaller kitchen as a result (although of course, it depends on whether that is sufficient for the original poster).

The separation in version 3 is optional even with the kitchen layout, the sofa can be positioned as shown in version 2.

That's why I suggested placing the sofa and TV upstairs and the children's room downstairs. Then, the children's room would be only 13 sqm (140 sq ft), which is still reasonable for a 140 sqm (1507 sq ft) area.

Alternatively, you could remove the walk-in wardrobe to allow a bit more space for the bedroom and bathroom.

Or you could skip having a separate guest toilet on the ground floor.

The current homeowner magazine features a 140 sqm (1507 sq ft) duplex apartment
- no building services/technical room
- no walk-in wardrobe
- only one bathroom for two levels
- living area upstairs with a private roof terrace
- dining and kitchen downstairs with a terrace

Exactly, the pure size is not necessarily the most important factor.

I don’t want to interrupt your conversation, but do you have a realistic idea of the dimensions?
The kitchen is estimated to be about 20m² (215 sq ft), and the living room—how big is that? Does it even reach 10m² (108 sq ft)?
Of course, everyone can prioritize as they wish, but at most, a two-seater sofa fits in the living room. How deep is the living room? So you would be sitting about 3m (10 feet) away from the TV, right?
The layout is just too much. Especially with two straight staircases and a closed corridor.
I would either completely rethink the layout or swap the kitchen and living room. Another option might be to have the staircase open into the main living area. But you’d have to want that and see how the access to the other rooms would work out.

On paper, this might work for me, but not in reality.

The dimensions are basically fine as they are; I have a pretty good overview. For example, the sofa in my case is 2m x 3m (6.5 ft x 10 ft).

Unfortunately, I haven’t found any other solution with a different staircase given all the original poster’s conditions *eye roll* I’ve really tried a lot of rearranging, but it’s not easy...

The living room in my plan is always at least 3.8m (12.5 ft), which I find sufficient considering the quite extensive room program here.

However, I have worked on one small change:

I moved the living room down, and the right sofa wall is now 3.6 m (11.8 ft). To do this, I extended the house a bit, which made the bathroom somewhat larger. The kitchen wall is 3.6 m (11.8 ft) wide, the left side by the dining table is about 6 m (19.7 ft), and the bottom wall is 8 m (26.2 ft).

The bedroom is also 3.6 m (11.8 ft), the dressing room 2.5 m (8.2 ft), and the bathroom 4.2 m (13.8 ft) (the guest toilet got a bit narrower, with internal dimensions of 1.3 m (4.3 ft)). The upper rooms are all 3.1 m (10.2 ft) long (or wide, whichever you prefer).

The living area is now no longer quite an open-through room.
