Hello,

we now own a plot of land in a newly developed area with about 8 plots. A new access road will be built for this area, along with all the related public infrastructure. The company responsible for the development claims to have informed the telecom provider about the project, but it seems unlikely that much will happen, and when moving in, there will probably be no internet connection available. The road construction is expected to start in about 2 to 4 weeks.

Do you have any experience or tips on how to proceed? Should we contact a professional provider (telecom company, cable provider) and apply for a connection? I’ve heard that providers usually only take action once the first connection is requested. It’s unlikely that any cables, fiber optics, etc. will be installed in the street automatically.

How are you building the ? Is there a construction contract that covers something like this?

Otherwise, you will have to apply for it yourself. There is a homeowner hotline, and I’m afraid you won’t get around the pink giant.

Hi,
we are building together with a developer, as are all the other new landowners. So, we are all building with the same one.
Nothing is mentioned about this in the contract. Admittedly, I thought of many things, but not this. My next step will probably be to call the customer service responsible for developers/construction projects at the cable company tomorrow (I found out today that such a service exists). But most likely I won’t be able to avoid contacting the “Pink Giant.” I will probably call them as well.

If you mean a developer: They sell you the house plus the plot of land. If you own the land yourself, then it’s not a developer...
Even in your contract with the builder—if nothing is stated there—you’ll have to handle it yourselves. In Bavaria, Kabel Deutschland had a dubious subsidiary responsible that immediately rejected our request; now Vodafone is in charge. Telekom helped us very quickly—there is all the information available online, and the implementation worked perfectly.

Who will own the future road? The municipality or you (private road)?

What is the status of communication regarding the existing road in front? What does the developer say about this? And what does the contract state? It might make sense for future owners to collaborate and handle everything together, but 2-4 weeks is probably too short now. Even 2-4 months would be quite tight...

Hi,

The access road will be divided among the adjacent (new) property owners and will be registered accordingly in the land register. We will also get in touch with them briefly. When the road was built, I was assured that 100mm (4 inches) empty conduits were always installed for purposes like this. This is to avoid having to open the road later when laying cables. There is nothing about this in the contract, but I will follow up with the developer.
