ᐅ Floor plan – what are your thoughts?

Hello everyone,

After reading quietly here for some time, our house project has now reached the point where we basically have a final floor plan. It will be interesting to hear whether you see any possibilities for improvement. Please share both your concerns and what you think works well.

The house will be built as a solid structure and meets KfW70 standards. In total, we have about 130m² (1,400 sq ft) of living space. The house is intended for us as a small family with two adults and two children. There will be no more children.
We are building with a basement and prefer an air-to-water heat pump installed indoors as the heating system. There seems to be a new model from Eco with a Coefficient of Performance (CoP) of 4.0. Along with that, a 300-liter (79-gallon) water storage tank and that should be sufficient. Photovoltaics or solar panels are prepared but will not be installed during the initial construction.
No mechanical ventilation or heat recovery system is planned – any opinions on this?
The kitchen should be separable from the living/dining area by a glass sliding door. This way, unwanted odors can be kept out when needed, while the space still appears bright and open.
The large basement room is intended to be a party room, with space for a pool table and a small bar. Also, the upper left room in the basement should be usable as a sauna later on. Therefore, it has been planned with a three-phase power connection.
The garage is planned as a large single garage.

It would be helpful to know how you assess the walkways in the area of the stairwell as well as near the children's bedroom doors. Is there enough space and wall placement to move bulky items in and out comfortably?

I see you are planning a fireplace as well? Then you still need a chimney. The staircase might get in the way, or it could take up space in your bedroom. This would place your entrance to the bedroom right between the closet and the chimney stack, making it quite tight.

Regarding the parking space again: It could be realized in the bedroom. This needs to be considered.

Windows and cooking area: The cooktop on the kitchen island will be moved as far as needed to allow the window to open. According to the software, a distance of approximately 60 - 65cm (24 - 26 inches) should be maintained. From your point of view, is this value correct?

The bed in the bedroom is planned to be centered, facing north.

In the kitchen, it would probably be much more practical to have a patio door between the peninsula and the kitchen units. That way, you wouldn’t have to carry everything around the peninsula and past the dining table to get to the terrace.

If the staircase doesn’t fit as planned, this will also affect the other rooms, as will the position of the fireplace.

Have you calculated the 2m (6.6 ft) line on the upper floor? Is it still within the shower access area?

Chimney: 100 points! In the previous version of the drawing, we included the chimney along with the flue. It actually adjoins the wall of the master bedroom. Thanks, we will need to come up with a solution for that.

The 2m (6.6 ft) line is still within the 42.5cm (16.7 inches) wall. I have not calculated the exact value. Access to the shower should be possible without restrictions.

I would be very bothered by the door placement leading to the main living area because that is also where the basement stairs start. An uninvited guest—or even someone from the household—opens the door to use the guest bathroom and could easily fall down the stairs into the basement... now I understand why you’re planning a party basement.

Also, constantly having to walk around that wall—from the kitchen to the hallway—is not ideal to me.

If the staircase is extended, there will be no space left for a door. The basement stairs at the bottom end against a wall, and upstairs there will be congestion—you are four people and planning a roughly 2 m² (21.5 ft²) hallway... that reminds me of a computer game where you can’t proceed because the pipe is already blocked. That could be frustrating in the morning when everyone urgently needs the toilet.

I don’t see room for a 3-meter (10-foot) wardrobe in the bedroom. I also foresee difficulties bringing furniture upstairs—except for flat-pack pieces like from Ikea.

The east-facing sun provides beautiful morning light: why are you placing the garage where it is now?

Sorry, but I don’t see the floor plan as final yet—there are still some tricky spots that won’t be fixed simply by shifting walls.
