Hello experts,
we have finally found a plot of land, and the planning is in its final stages.
What do you think of our floor plan? Any suggestions for improvement?

1. The plot is on a slope, which is why there is a partial basement. We actually never wanted a basement, but it makes sense here because the homeowner really wants a double garage.
2. The plot faces north at the back. The plot is 17m (56 feet) wide (building area 11m (36 feet)) and 42m (138 feet) long (building area at the front 20m (66 feet)). The road is completely on the south side, so a full south-facing orientation is not possible. The building area does not allow it. However, we don't see this as a problem and hope that the many windows will provide enough natural light inside the house.

Basement floor plan V8: Garage with two parking spaces, bike room, utility room, entrance hall, corridor.


Ground floor plan single-family house: Living/dining, kitchen, guest room, corridor, WC, storage room, stairs, terrace.


Attic floor plan: Bedroom, dressing room, bathroom, corridor, two children’s rooms, stairs.

Your house already looks great. Could you maybe tell me which brick (manufacturer/model) you used? Is it the thin format laid in a running bond? We need to choose our brick soon and are still undecided...

Thanks, of course. The facing brick is the "Holsten" from Hagemeister. The size is 5.2 cm (2 inches) high and 24 cm (9.5 inches) long. These are small bricks that are somewhat more complicated to lay. My husband and a few friends did the brickwork, and they often got frustrated.
What does "im laufenden Verband" (running bond) mean?

The first real problem with the construction has occurred, or rather become apparent. Yesterday, the kitchen was measured, and it was found that the window sill is too high for the planned countertop height...
I am still completely out of sorts because of this and don’t know what to do now.

I knew it! The Hagemeister "Holsten" is definitely our top choice, especially in your brick size. Unfortunately, the extra cost for the thinner format is probably beyond our budget. On one hand, it requires more bricks (which would still be affordable), but the main issue is the high labor costs since the mason needs to spend significantly more time per square meter.

As I said, it really looks great with you, and we will most likely get the same clinker brick but in the standard size (brick is the same length but 71mm (2.8 inches) high).

Thank you. Yes, the labor costs would have been overwhelming for us as well. Fortunately, the workers laid the bricks in EL, but I did feel sorry for them at times. They often complained about why I chose this particular "mini brick."

Oh no, what a mess with the kitchen!!! How much higher is the window? If it’s only a few centimeters (inches), you could probably just raise the kitchen units as well.

Otherwise, it probably won’t help :-( I would just leave it as it is and put some nice herb pots or similar items on the windowsill instead….

We deliberately installed the window 10cm (4 inches) higher.
