Hello,

Since my parents are now buying a property and we might be able to purchase part of the land at a favorable price, we are considering whether it makes sense and is affordable to build a house.

I have already read quite a bit and done some research, etc.
But it is hard to navigate through the maze of all the different providers.

Now I hope to get some insights from those who have already gone through this process. 🙂

At the moment, we are leaning towards a prefab house. It should be built ready to move in (including painting and flooring), and the foundation slab should be included as well. Basically, an all-in-one package.
The total price should not exceed €200,000-250,000 (the land, etc., is of course extra, so the cheaper, the better).
It can be a simple single-family house without any fancy extras.

Have any of you had experience with certain providers?
We have seen many great options, but usually something is missing — either the foundation slab or the painting and floor coverings.

PS: Please avoid comments like “that’s unrealistic,” etc. I am only interested in hearing about experiences from those who have worked within this price range. Thank you :-)

Especially when it comes to materials for outdoor areas, you can save a lot by buying second hand. Patio stones, curb stones, plants, lawn mowers, other garden tools, patio furniture.

I had a patio installed for around 300 euros including materials, bought 85 plants for 100 euros, and built a trellis from old boards. My patio furniture cost 80 euros, plus 20 euros for a coat of wood stain. I will have designed my garden for well under 1000 euros.

Admittedly, the garden is very small. But even there, I could easily have spent eight times as much.

I always find it interesting how people with finished gardens try to convince others what isn’t really needed or can be done later. I’d rather encourage people to plan honestly instead of stretching themselves to the limit just to get a house and then regret sitting in the mess for years because they can’t afford to create a proper garden. Yes, we did it that way.
We bought our old house 26 years ago. There was a garden, but it hardly deserved the name. There was a driveway with strips made of old concrete slabs. At first, we laid down grass pavers, which I had received as a gift. Many years later, we paved the area properly.
There was a terrace and a path made from simply laid old concrete stones, which we gradually replaced.
The garden had many large conifers, which we removed step by step and turned the area into a usable garden with plants obtained from classifieds and plant exchanges.

No, we didn’t do it because we loved it. We did it because we had no other option. I simply could not afford a bigger loan.
To me, it was more important to live in a house with a garden than to have perfect landscaping.
Of course, it’s nicer to have everything finished from the start. But not everyone can do that. And I would advise anyone to do it themselves and/or later if otherwise the entire project wouldn’t be possible.
If you had the opportunity to take out a bigger loan, that’s great for you. Not everyone has that option. And repeatedly saying that you should just budget tens of thousands more is simply arrogant.

That said, I would never have a garden professionally done (except for paving work and slope stabilization). I have a garden to work in. I enjoy it. From many perspectives, it might not be perfect, but we like it because it carries our personal touch.
Even at the new house, we installed the path and the steps at the entrances, the fence, and the part of the garden that was formerly a construction site, by ourselves again. Not because we had to, but because we wanted to.

No, you didn’t! There is a huge difference between having absolutely nothing and having something that just isn’t finished yet.

No, I meant it completely positively. The fact that in Germany every garden gnome is voluntarily a lieutenant in the spelling police is basically a quirk (although it can earn sympathy points for Germans in Austria). I always enjoy working with dyslexics because they aren’t distracted by such nonsense. My own spelling strength is simply a matter of hereditary background, without any value judgment. Sometimes I even appreciate it when a typo of mine “survives” after the editing period.

By the way, I can only write this here today because I was unable to access this site for almost a week due to “too many redirects” (using all browsers and with cookies cleared, mind you).
