Since my parents are now buying a property and we might be able to purchase part of the land at a favorable price, we are considering whether it makes sense and is affordable to build a house.
I have already read quite a bit and done some research, etc.
But it is hard to navigate through the maze of all the different providers.
Now I hope to get some insights from those who have already gone through this process. 🙂
At the moment, we are leaning towards a prefab house. It should be built ready to move in (including painting and flooring), and the foundation slab should be included as well. Basically, an all-in-one package.
The total price should not exceed €200,000-250,000 (the land, etc., is of course extra, so the cheaper, the better).
It can be a simple single-family house without any fancy extras.
Have any of you had experience with certain providers?
We have seen many great options, but usually something is missing — either the foundation slab or the painting and floor coverings.
PS: Please avoid comments like “that’s unrealistic,” etc. I am only interested in hearing about experiences from those who have worked within this price range. Thank you :-)

- Paint the roof overhang
- Seal the base of the building
- Install window sills for the ground floor full-height windows
- Floors/ceilings/walls
- Container for construction debris (bricks, concrete)
I believe all of this could be completed for around €20,000 (about $22,000) with affordable contractors and materials, if you don’t want to do it yourself. Otherwise, good quality materials are generally used, not cheap junk. I can’t comment on the tiles since I plan to install them myself. However, I’ve heard there are good tiles included, although the selection is limited. The package even includes about 30cm (12 inches) of ground work with gravel, which not every builder offers. That alone accounts for nearly €8,000–10,000 (about $8,800–11,000). My point is to show that a turnkey solution is definitely achievable.

Out of the $20,000, the painter alone easily consumes $10,000 to $15,000.
Having the eaves painted and sealing the base also costs a solid four-figure sum.
A 30cm (12 inch) excavation is almost never enough, so there is a 90% chance of additional charges. At minimum, the excavated soil has to be removed or spread out (at additional cost).
Where are the building permit/planning permission fees, utility connections, and so on?
I have never seen a single real case where something wasn’t added on that wasn’t included in the house price, or only done in poor quality or appearance.
Up to that point, it will never be enough, and then you would have a house surrounded by mud and dirt. Even the bare minimum amounts to a five-figure sum here. Anyone who really wants to do absolutely nothing usually ends up turning a mud heap around the house into a garden landscape only with additional effort.
So, conclusion: no, with the examples shown so far, it is not possible. I am genuinely interested in whether it is theoretically possible, but I just don’t believe it.

And it refers to the standard model without any extra options, as stated in the text! If the base house price is really meant, then with a lot of luck and no upgrades, it might just be possible to meet the stated upper limit. However, as soon as any ancillary construction costs or similar expenses need to be covered from the budget, it will no longer work.

But then, from the targeted 120 square meters (about 1,290 square feet), we are still 20 square meters (about 215 square feet) or a second child’s bedroom short.
