Hello,

Since my parents are now buying a property and we might be able to purchase part of the land at a favorable price, we are considering whether it makes sense and is affordable to build a house.

I have already read quite a bit and done some research, etc.
But it is hard to navigate through the maze of all the different providers.

Now I hope to get some insights from those who have already gone through this process. 🙂

At the moment, we are leaning towards a prefab house. It should be built ready to move in (including painting and flooring), and the foundation slab should be included as well. Basically, an all-in-one package.
The total price should not exceed €200,000-250,000 (the land, etc., is of course extra, so the cheaper, the better).
It can be a simple single-family house without any fancy extras.

Have any of you had experience with certain providers?
We have seen many great options, but usually something is missing — either the foundation slab or the painting and floor coverings.

PS: Please avoid comments like “that’s unrealistic,” etc. I am only interested in hearing about experiences from those who have worked within this price range. Thank you :-)

The issue lies with certain "magic" sizes: around 100 sqm (1,076 sq ft), there are affordable family houses, which can be scaled down modestly to about 90 sqm (970 sq ft). Designs around 80 sqm (860 sq ft) are typically aimed at a couple plus a guest, and smaller than that already moves into the tiny house category — unfortunately accompanied by the consequence that smaller trial sizes regularly have significantly higher cost per kilo/liter compared to standard packaging sizes.

That is definitely possible, for example, the House of the Month in April by Heinz von Heiden (we are building with them ourselves). It costs 230,000 euros for 136 square meters (1465 square feet), and almost everything is included (even tiling work), except for painting walls and ceilings, additional construction costs, and small extras.

A 20-ton difference is hardly sufficient for

If you hire professionals, it will be tight but feasible. It’s only about the house itself, not everything else. If you’re satisfied with Q2 quality level and just have it painted and laminate or linoleum flooring installed throughout, you can definitely manage within that budget. There are also smaller houses available for less.

That really is a bargain! Even roller shutters, ventilation system, and heat pump included. Wow!
However, Heinz von Heiden keeps cutting back significantly or has reduced their offerings over time. The package probably includes standard branded equipment or tile package 1 from the stock inventory.

What they already excluded 10 years ago were things like container rental and painting work on the house (roof shelter). The rafters looked like toothpicks compared to ours. The attics are only really suitable for storing cardboard boxes.
But: it is possible. I believe Danwood also has a promotional page, called Family or something similar. But there, nothing can be customized compared to the standard model home.
