Hello,

Since my parents are now buying a property and we might be able to purchase part of the land at a favorable price, we are considering whether it makes sense and is affordable to build a house.

I have already read quite a bit and done some research, etc.
But it is hard to navigate through the maze of all the different providers.

Now I hope to get some insights from those who have already gone through this process. 🙂

At the moment, we are leaning towards a prefab house. It should be built ready to move in (including painting and flooring), and the foundation slab should be included as well. Basically, an all-in-one package.
The total price should not exceed €200,000-250,000 (the land, etc., is of course extra, so the cheaper, the better).
It can be a simple single-family house without any fancy extras.

Have any of you had experience with certain providers?
We have seen many great options, but usually something is missing — either the foundation slab or the painting and floor coverings.

PS: Please avoid comments like “that’s unrealistic,” etc. I am only interested in hearing about experiences from those who have worked within this price range. Thank you :-)

The house should have 4-5 rooms and be around 120m2 (1300 sq ft) plus or minus :-)

A “turnkey” prefab house for 250k could be around 70 to 85 sqm (750 to 915 sq ft), depending on the quality level. Paving for parking spaces would likely need to be done by yourself.

Unfortunately, based on the experience some have had within this price range, your request to avoid the assessment of it being unrealistic cannot be fulfilled.

To clarify: at the higher end of your budget, you can expect the catalog price of a Danwood or a similar provider. However, you definitely won’t get an all-inclusive package with that. Usually, additional costs arise for flooring and painting, as well as basic elements like earthworks and the foundation slab. We’re not even talking yet about extra requests during the selection phase (which are standard and planned for both home builders and car manufacturers). Utility connections always have to be arranged by the builder.

Well, it doesn’t help. 120sqm (1300 sq ft) typically costs around 360,000€. Those who want to save often do a lot of the work themselves. Most plan frugally and handle at least the flooring and painting as DIY tasks. If funds are tight, even more is done independently.

A prefab house is offered without a foundation slab. The prefab company arranges the contractor for the slab, but you have to roughly add about 30,000€ to the catalog price. Additional construction-related costs depend on the ground conditions and range from 25,000 to 50,000€.
For most suppliers, equipment and fittings come as standard only partially; for example, electrical outlets usually have to be purchased separately at extra cost.
If you’re not handy, you can hire local painters for the parts not included, which adds about 7,000 to 15,000€.
However, there are prefab manufacturers offering AI (all-inclusive) packages, aimed at homeowners willing to pay a premium to avoid doing the work themselves.

As far as I know, Danwood is actually the only low-cost provider that includes painting and flooring.
However, every catalog house shows special features in the photos. Then there are regional surcharges, transport costs running into several thousand euros, architect fees, and other charges that typically add about 20% over the catalog price. With the Point 121 model, you end up at around 300,000€ including the foundation slab plus the additional construction-related costs.
