As previously announced, our old house in Baden-Württemberg has now been sold, we have moved to the Leipzig district, and we can now focus on our new house. Due to our age, we have deliberately downsized both the lot size and the living space. We have a first architect’s draft. I have already noted a few change requests and am now looking forward to your additions, criticism, and suggestions. If further plans or similar are needed, I will gladly provide them as long as I have them available.

Thank you in advance for taking the time to help me.

House Design
Who created the plan:
– Planner from a construction company: yes, in cooperation with the clients
– Architect: unclear
– Do-it-yourself: yes, in cooperation with the prefabricated house manufacturer’s planner
What do you especially like? Why? Many windows and patio doors, lots of natural light and fresh air
What do you not like? Why? The windows on the upper floor are too low in the plan, but this will be changed
Price estimate according to architect/planner: already commissioned offer/order €312,780.00 (without carport, outdoor facilities, additional construction costs, land, ...)
Personal price limit for the house including equipment: €400,000.00
Preferred heating system: gas condensing boiler plus solar thermal (according to legal requirements)

If you have to forgo something, which details/upgrades
– What you can give up: we are already giving up shutters, whirlpool
– What you cannot give up: many windows and patio doors, muntins in the windows and doors

Why is the design as it is? For example:
A mixture of many examples from various magazines…
What do you think makes it good or bad? It generally meets our wishes. On the ground floor, we want access to the garden from every room. We find symmetry more pleasing than asymmetry. Few different window and door formats. No horizontal (“lying”) windows. Each of us has a separate room for clothing and such, so that no wardrobes have to be placed in the bedroom. We do not want a separate dressing room.

What is the most important/fundamental question about the floor plan in 130 characters?
The roof seems somewhat steep to me. Is a 30-degree roof pitch for a house with a base of 9.40m x 9.40m (31 feet x 31 feet) too steep? The standard according to the provider is 22 degrees. That seemed too flat, or you can hardly see the roof.

The development plan was too large to upload; I will try again in a separate post in this thread.

Two-story, light beige house with white windows and entrance, surrounded by a garden.

Floor plan of a house with terrace, garden, and carport on the lot.

Floor plan of a residence with interior layout, dimension lines, and property boundaries.

Section AA-AA of a small house with gable roof: interior rooms, stairs, windows, outdoor area.

Architectural drawing: two two-story houses with gable roofs; left with solar thermal, southwest orientation.

Architectural plan: two houses with gable roofs, north and east views, streetscape, car and people.

Until now, I could never reject such an idea because, as they say in Bavaria, I had never, ever associated Victorian conservatories with garages.

.. in England I have seen something like that; however, those were genuine old conservatories, which had been converted into vintage car garages—or should I say showrooms. It looked good, especially combined with a decaying manor house and an old park with cedars and such.

The effect in a modern new development with narrow lots the width of a beach towel would probably be lost.

Yes, you’re right. That’s probably why no one has it. We keep things modest.

It seems quite natural to go for a wooden carport, painted white, with a climbing rose in front.

Thanks for the suggestion. Something along those lines will probably be the choice. I liked the semi-circular shape because I generally prefer curves over sharp angles. I couldn’t find any wooden carports with a semi-circular arch without additional supports online; wooden carports always seem to have some kind of legs or posts.

§14 Saxon Road Act
(3) Without prejudice to other public law regulations, owners and occupants of properties adjacent to a public road (road users) may use the parts of the road bordering their properties beyond general public use, as far as this use is necessary for reasonable use of the property and does not permanently exclude or significantly impair general public use, nor interfere with the road structure.

A driveway already exceeds general public use but is necessary for reasonable use of the property. A second driveway is not necessary. Furthermore, it could eliminate a public parking space, thus permanently excluding general public use there.

Thank you for the detailed information. I am curious about the outcome and will keep you updated.

I usually assume that there are good reasons for regulations and laws, even if they are not immediately or fully clear to me. You have already mentioned a good reason above.

You always participate actively in other projects, but when it comes to your own project, some things sound rather unenthusiastic or indifferent; I miss the love for the building and attention to detail that you suddenly want to bring as a highlight when building the garage and inside... well... it will somehow work out.

Partly, this is because we are building the house simply because we need a place to live, and we couldn’t find any other suitable investment option for us. Also, I have a good feeling about the planning. Usually, I don’t rely much on gut feeling, but the house will be "cozy" and fit both of us well in the here and now. Many practical considerations don’t matter to me at all. For example, how quickly I can get from the car into the house without getting wet, or whether I have short distances (what’s wrong with longer walks if you take time to enjoy a picture or a plant along the way?). So far, we had four floors and now only two, which I see as an improvement. The distance from the kitchen to the dining table also doesn’t concern me. The bedroom will only have a bed, pictures, and a plant, so it doesn’t need to be much larger. The bathroom with the sauna, as I already mentioned, is a compromise due to marriage. Maybe I really am not very demanding.

Maybe I can motivate you a bit to build a truly beautiful and above all unique house for you.

From my point of view, it will be nice, thanks in part to the helpful advice here in the forum. It doesn’t have to be unique though — why should it?

As someone relocated from Baden-Württemberg to Saxony, we have something in common...

I like having a lot in common with you. But not this — I wasn’t relocated; I spent years working and arguing to be able to move here. It really is wonderful here, but please don’t tell anyone, or it will get too crowded.

Well then, let us know which areas in the house will NOT be separated for this reason...

Other rooms are naturally private anyway. Sometimes things fall from my hand in the kitchen, and it would make me anxious if people were watching me while that happens.

Kitchen: you can completely break away from the current mainstream, maybe even go a bit crazy, and it doesn’t have to be expensive, even a greenhouse style would do. But so far, to me it sounds rather... well... just something...

It will be a standard L-shaped kitchen. IKEA Bodbyn fronts. I like it, and that’s all it needs to be — just liked, not more.

You can maybe do that later... but until then, you can still live “specially”; whether that concert hall will really come true...? So where is the special music room with great seating and equipment for good acoustics and relaxation? Suitable pictures, lighting, atmosphere...?

Classical music is something I want to share with other people. In my previous place, I went 1-3 times a week to concerts, opera, or ballet performances. The effect of music in a concert hall is naturally completely different; a private music room can’t compare, which is why I don’t want one.
pagoni2020 schrieb:

...and why not a really small but special house for your individual ideas? There are some wonderful implementations, so the conservatory you mentioned could play a very big role in the house, more glass, living among plants, water features, and so on — that kind of concept. I don’t see in the current house what you actually want...

I don’t want a conservatory attached to or part of such a small house. I live here in the middle of a newly created lake landscape and will either be outside or in a concert hall.

I would have to disagree with that. With the right room setup, equipment, and recording, you can create a very similar auditory experience. However, it seems you are more concerned with the overall atmosphere, which in a concert hall is definitely different and hard to replicate.
