Hello everyone,
After what felt like forever, we finally received the floor plan (without exact dimensions) today from our preferred general contractor. Although the planner noted our requests during the meeting, some of them donât seem to have been fully incorporated.
The price offer will be prepared once the floor plan is finalized, especially if the size increases.
I would like to share the floor plan with you and hear your suggestions for improvements!

We want a larger but semi-open kitchen because I cook and/or bake daily. A pantry would be great but I would also give it up if it means more counter space in the kitchen.
Ideally, I would like a laundry room on the upper floor since all the laundry tasks happen upstairs.

Why is the design the way it is now?
The general contractorâs planner asked about our preferences and created the floor plan accordingly. Apparently, an office didnât fit. The requirement was that we ideally donât want more than 150sqm (1615 sq ft), a kitchen size of at least 13sqm (140 sq ft) would be nice, and if possible, no straight staircase.
What makes it particularly good or bad in your eyes?
The hallway seems to take up too much space without much utility, the kitchen feels too small.
The walk-in closet is âenclosedâ and should be accessible via the corridor.
We like that the childrenâs rooms are exactly the same size. The future child planning is currently flexible.
What is the most important / fundamental question about the floor plan in 130 characters?
How can we make the kitchen accessible through the hallway and semi-open, without making it too small?
Would a different staircase allow for a better layout?
Or are our wishes not feasible within 150sqm?

I had told them that the kitchen should be semi-open with sliding doors installed in the wall, so thereâs quiet in the living room when I have all the appliances running.

Okay, we have a bit more floor area (3 m² / 32 sq ft), but 44 m² (473 sq ft) of living space (including kitchen) and an office of 11 m² (118 sq ft) on the ground floor (+ 4 m² / 43 sq ft bathroom + 8 m² / 86 sq ft utility room + 12 m² / 129 sq ft hallway).
I think the hallway is very wasteful in the first post... the utility room might also be a bit large.
I have also seen floor plans of this size with an office on the ground floor... So if anyone can think of the right floor plan terms/names, Iâd appreciate it! I have already looked everywhere, including here in the forum, where I used the âAll images in this categoryâ function to check all the floor plans here.
I also find that the hallway takes up a lot of space...
Most of the floor plans where an office on the ground floor is possible use a straight staircase, which we definitely want to avoid, or the house was quite large...
As I said, if anyone has a floor plan suggestion, please share!

Okay, we have a bit more floor area (3 m² (32 ft²)), but 44 m² (473 ft²) of living space (including kitchen) plus an 11 m² (118 ft²) office on the ground floor (plus 4 m² (43 ft²) bathroom, 8 m² (86 ft²) utility room, 12 m² (129 ft²) hallway).
I think the hallway is quite wasteful in the first design... The utility room could maybe be a bit smaller too. Yaso2.0 schrieb:

As I said, if anyone has any floor plan tips, please share! True, straight staircases are often seen. But I find them nice as well.
Here are two floor plans... possibly a bit larger than your version, but maybe you can save a little here and there. If you want an office on the ground floor, you need some space for it, or else other rooms have to be very small.
...so the floor plan might not include the desired office, but itâs still unclear whether itâs needed, since only one person thinks itâs necessary and...

Edit: The drawn dining table roughly measures 1.70 x 0.7 meters (5.6 x 2.3 feet) assuming the grid squares represent 0.25 cm (0.1 inches) each.
I would take another close look at all the measurements...

The idea was a roughly 150 square meter (1,615 square feet) space..
At first, I wanted two 1 meter (3 feet) squares, but that was too big.. so this is just a concept without exact measurements..
