Good morning,

the plot has finally been purchased... now the actual planning begins. Attached is our first draft, which I would like to open for discussion here. It is still very basic at this stage; no windows or furniture are drawn in yet, that will follow in the next step.

We are currently considering placing the overhang not on the north side but on the south side above the living room.
Having the same area on the upper floor as on the ground floor is supposed to cost over 20,000 euros extra...

If the area between the building boundary and the street in front is meant, it is not allowed.

This point is currently causing us some headaches... Garage or carport, the required width of the driveway, overall house positioned very much to the south, and the terrace... we really like the west-facing garden!

Does anyone know of a program that can properly draw the plot with the rounded corner and place the house on it, so you can see how many meters (feet) remain between the house in the south and the property boundary?

And if anyone has a brilliant idea, please share.
Challenge: less floor area on the upper level than below. And: an offset where there will be no windows for a "sense of security."

I wonder how modest the recess of the upper floor looks when it’s only on one side. “Oops, looks like the budget ran out.” Such a design only looks elegant when the upper floor is set back on all sides as a smaller volume or at least recessed on two sides.

You could also place a wide garage under the upper floor to move the house further north. This makes the ground floor smaller, but the guest room moves to the upper floor. With a proper staircase, a stair lift would also work if needed. Then the upper floor doesn’t have to be recessed because the guest room fills the space.

Not my idea – and in my opinion more clever than brilliant – but I once read in a forum about a successfully applied approach: on one side of the upper floor, build rooms like storage, utility room, bathroom, and dressing room with lower ceiling heights (so below the relevant 220/230 cm (7 ft 3 in / 7 ft 7 in)) – where simply lowering the ceiling with a suspended ceiling is not enough.

@Würfel*: I agree with you. Currently, the plan is more like this (a flat roof and no balcony on top...) – in the south, and therefore no offset on the north side anymore.
