I am currently gathering quotes from different house building companies. During this process, the question about tiles came up several times. Some companies state in their scope of work that tiles up to, for example, 30 € per square meter (about 3 USD per square foot) are included. Other companies even asked me how much they should include for tiles in the offer. On the internet, I find many different tile prices. However, I do not know where the various building companies source their tiles or what prices they get there. Therefore, I wonder if the contractor orders the tiles from the places where I might have seen tiles within the given price range or if they only use their own suppliers, meaning I can only guess the price.
It would be very helpful for me to understand how this generally works and maybe find sources to get an idea of the price level that matches the building companies’ supply channels.

As previously mentioned, the final price essentially consists of two components: as long as the material cost and installation cost are clearly stated, you have a solid basis for calculation. Also, keep an eye out for items like baseboards and finishing strips, as these small extras can add up.

With larger tile surfaces than originally planned, not only does the material cost increase, but usually the installation effort does as well.
We visited the tile showroom and had the tiles for the respective areas shown to us without extra charge. If we didn’t like them, we were offered our preferred options as alternatives. Thanks to realistic base prices, the additional effort remained manageable.

From my own – rather bitter – experience, the installation cost is much more important than the price per square meter, especially with modern, larger tiles. When it comes to just one or two bathrooms, the price per square meter hardly matters. But for us, laying 60cm x 60cm (24in x 24in) tiles—and a few 60cm x 120cm (24in x 48in) ones—was very expensive. I still don’t quite understand it, but that’s just how the industry works.

However, I managed to negotiate with the general contractor to have 60x60 tiles installed without extra cost. You just have to be aware of this first and even consider that installation could be more expensive. By the second house, you know it.

saralina8728 May 2020 09:27For us, the installation cost for 60cm x 60cm (24in x 24in) tiles is 10 euros more per square meter. I think that’s quite reasonable. You just need to ask in advance.

I have also read prices around 25 euros. So, 10 euros sounds reasonable.
The tile itself was allowed to cost 40 euros.
