Hello,
I am currently gathering quotes from different house building companies. During this process, the question about tiles came up several times. Some companies state in their scope of work that tiles up to, for example, 30 € per square meter (about 3 USD per square foot) are included. Other companies even asked me how much they should include for tiles in the offer. On the internet, I find many different tile prices. However, I do not know where the various building companies source their tiles or what prices they get there. Therefore, I wonder if the contractor orders the tiles from the places where I might have seen tiles within the given price range or if they only use their own suppliers, meaning I can only guess the price.
It would be very helpful for me to understand how this generally works and maybe find sources to get an idea of the price level that matches the building companies’ supply channels.
Thank you very much.

Hello
One factor is the material cost. For example, 30€/m² (3 dollars per sq ft). The usual source is the local building materials supplier (builder’s sample center, building supply stores like Mobau, BayWa, etc.). However, the builder or the tiler can also order your tiles online.
In our search for tiles, the price per €/m² (per sq ft) was not the critical factor, since you can easily decide that yourself (Is the tile worth the additional cost of X to you?). Instead, the extra cost for installing tiles that deviate from the standard 30 x 60 cm (12 x 24 inches) size was significant. Here, the builder offered a very high surcharge.
Tip: from the very beginning, clarify where each size/height is going to be installed.

However, I don’t know where the different construction companies source their tiles from or what prices they charge. You will need to arrange that with your builder. Many companies will direct you to a tile supplier or provide samples. In some cases, tiles from a home improvement store can cost twice as much when purchased through the builder (but not necessarily). Ideally, it’s best if you can organize the tiles yourself.
Installation costs are also important to consider!
Actually, your tiler usually names 1 to 2 wholesalers. You select and sample tiles from there. The wholesaler then makes an offer to your tiler, who passes it on to you. The tiler receives a discount, which is often not passed on to you, but he covers the wastage costs from it. You still have the option to choose and buy tiles yourself, but you need to take wastage, leveling supports, etc., into account.
