Hello dear community,

For the past few weeks, I have been following this forum and have already gathered some valuable tips for our own planning.

I would like to use this thread to keep you updated from the very first day of planning until moving in. I hope to receive some valuable advice from the community and that this thread can also serve as a guide for other first-time homebuilders.

Now, a bit about our building project:

As mentioned, we are still quite early in the process...

It all started, as it probably does for most, with requesting a catalog from a prefabricated house company. In our case, it was FingerHaus around mid-December.

This was followed by a phone call with a sales representative from the mentioned company and arranging a first consultation. This appointment is scheduled for Sunday, 09.02.2020.

Since then, we have been intensively working on budget planning, possible floor plans and building plots, as well as ideal typical living space layouts.

So far, we have not purchased a plot yet. However, we are in contact with a municipality that is currently planning an expansion of a new residential area. Fortunately, this allowed us to help decide the size, location, and shape of our future plot. Our desired plot is reserved for us.

Key details of our planned single-family home:
– Location: Southwestphalia, Siegen-Wittgenstein district
– Living area: 179 sqm (1,925 sq ft)
– Concrete slab foundation
– Gable roof
– 1.5 stories with gable roof
– Single garage with extended length for tools/storage room

Our budget:
– Plot including property transfer tax: 70,000 EUR
– Construction costs: 470,000 EUR
– Additional construction costs including earthworks: 70,000 EUR

Our schedule:
– By May 2021: Selection of the construction company
– By July 2021: Contract signing, building permit / planning permission application
– By July 2023: Completion of construction work
– By October 2023: Completion of owner-performed work (painting and flooring) and move-in

We understand that the start of construction depends on the delivery time of the prefab house company, which can vary between 6 and 24 months.

We have now selected 8 different companies with whom we want to conduct initial meetings:
– FingerHaus
– Hanse Haus
– SchwörerHaus
– Bien-Zenker
– Schäfer Haus (contact via family)
– Büdenbender Haus
– WeberHaus
– a local developer

After these initial talks, we want to proceed with more detailed discussions with 4 of these providers.

–––––––––––––––––––

What should we pay attention to during the initial meetings? What is particularly important? Should we disclose our budget to the sales representatives?

Shouldn't there be a gable roof on top? Where is the 2m (6.5 ft) line?

Maybe two full stories?

Please provide a dimension. Is one square 20cm (8 inches)? Otherwise, it’s hard to interpret.

Overall, I like the floor plan, but depending on whether one square is 20cm (8 inches), some areas look quite tight, especially considering that 180m² (1,938 sq ft) is not exactly small.

Is there an attic?

Depending on your choice of fittings, the "little place" won’t be cheap, but 470k is still a significant amount. Especially since with land prices around 70,000 euros, it doesn’t seem to be the most expensive area in Germany.

Yes, it will unfortunately be quite tight.
I actually like the floor plan overall, except for the kitchen. I wonder where the coffee machine and other appliances will fit. But well, it’s just a draft.
It gets tight when you give the staircase a standard width and adjust some cabinets from 40cm (16 inches) to 50cm (20 inches) or 60cm (24 inches). Also, cabinets don’t usually sit directly against the wall.
There is indeed a bottleneck around the bed in the bedroom. The bed is typically considered to be 220cm (87 inches) long. Having the bedroom serve as a passage room is inconsiderate and should be avoided.
The south side for the bedroom will be uncomfortable with these windows (speaking from experience with only half as much window area, provided there are window sills).
The children’s rooms, on the other hand, won’t get much sunlight in winter.
I find the walk-in closet claustrophobic, as there isn’t even space for a chair or sports bag. The amount of cabinet space is also not generous.
Built-in cabinets under the stairs feel cramped.
50cm (20 inches) width for the toilet and shower bathrooms… 70cm (28 inches) is already quite narrow.
If you use the washbasins in the bathrooms, you cast shadows on yourself.
But otherwise, it’s great.

Built-in cupboards under the stairs feel confining.

Depending on the design, they don’t necessarily do so. Otherwise, I agree.

I mean this in comparison to an open staircase. With a cupboard and closed off, there is a high likelihood it will be perceived as bulky.

Take a look at the bedroom. Without exact measurements it’s difficult. Based on the grid, you have 60cm (24 inches) between the foot of the bed and the wall, even less to the side. If the bed doesn’t have a frame, that’s somewhat manageable.
Closets are almost only 40cm (16 inches) deep. Could be enough, but doesn’t have to be.

I would miss a closet in the living room. Adjust it yourself. Everyone has something personal: books, shoe collection, piano.

That’s true about needing a closet in the living room. We will probably have to add a wall somewhere to place one. Thanks for the tip!

Isn’t a gable roof planned for this? Where is the 2m (6 ft 7 in) height line?

The floor plans come from a two-story house with a gable roof (knee wall height 247cm (8 ft 1 in), roof pitch 21°). Something like that will likely be our final design too. I don’t think we can avoid it.

The original exterior dimensions are 12.58m x 8.83m (41 ft 3 in x 29 ft). That results in a living area of
190sqm (2,045 sq ft).

See above. Yes, I would say with the exterior dimensions in mind, one square should be around 20cm (8 inches).

The building plot is in a very rural area, not a metropolitan region, yes.

If you use the sinks in the bathrooms, you’ll cast shadows upon yourself.

But apart from that, it’s great.

Those are many good points we hadn’t considered yet. We will discuss all of this tomorrow and see what ideas the Fingerhaus planner has.

But why is the bedroom a passage room? The children are supposed to have their own bathroom with shower...
