House Design
Who designed it: Ourselves together with an architect
What do you particularly like? Why? The open living-kitchen area as well as the master bathroom with walk-in closet
What do you not like? Why? Unfortunately, we had to reduce the knee wall height, so the sloped ceilings on the second floor now start at 1.40 m (4.6 ft) instead of 1.60 m (5.2 ft). The development plan does not allow for anything else. This change was due to height adjustments in the building area.
Personal budget limit for the house, including fittings: 600,000 EUR
Preferred heating system: Ground source heat pump with heat storage / no radiators, only underfloor heating

If you had to give up, which details/expansions
-you can give up: Office
-you cannot give up: Large open kitchen

The design itself is practically set, unfortunately, we had to reduce the knee wall height a little, and now the sloped ceilings in the second floor start at 1.40 m (4.6 ft). We don’t find this very appealing, but the development plan does not permit two full floors.

We would simply appreciate some feedback. All ideas and suggestions are very welcome. Of course, we believe we have thought everything through thoroughly, but any information can help us.

There are no longer any trees on the plot.

Thank you very much in advance for the feedback.

Hello

With the changes listed by Tamstar, I would also find it perfect. Additionally, I would make the entrance to the office a bit narrower to enlarge the cloakroom slightly.

Hello Olli, I have also noted your idea about the cloakroom, good suggestion. That small area in the office doesn’t help, but having a bit more cloakroom space is always useful.
Thank you

Finally, a thread starter who softens the "final" on their floor plan with a "almost" before I have to do it myself.

A knee wall of "only" 140cm (55 inches) instead of 160cm (63 inches) would, in my opinion, usually not be a problem at all and often even an improvement – however, here I get the impression that the floor plans date from before this reduction, which raises concerns for me regarding the eaves-side corridor connecting the bedroom – dressing room – bathroom, as this might now need to be redesigned.

Otherwise, the differences compared to how I would do it seem mainly a matter of personal taste. Regarding the open space, I recommend using the forum search, as this topic has already been widely debated here.

We’ll consider having it above the entrance from the walk-in closet; it definitely sounds interesting. However, there should actually be a large mirror installed on the inside of the wall, but we’ll think about it.
You could install a Linvisible door with an interior mirror. It’s a great feature.

Hello, no, this is actually already the revised floor plan with the 140cm (55 inches) knee wall. I could upload the previous floor plan as well, but I suspect that would only cause confusion in the end. Only the knee wall height, the position of the bathroom door from the hallway, and the width of the shower changing from 150cm (59 inches) to 135cm (53 inches) have been altered (since we start a bit lower, it could not be done otherwise).
Because of the knee wall change, we also increased the roof pitch from 26 degrees to 30 degrees, which I think is quite good in this case.

Yes, yes, the void space... I’ve also seen it at friends’ houses and liked it... and in several show homes as well... I think it will stay.

Thanks.

Yeah, that’s an interesting idea... I can really imagine that well as an entrance.
I’ll give it some thought.
Thanks.
