There is now a floor plan for the single-family house, which I have attached below.
Plot size: 690 sqm (7,429 sq ft)
Slope: none
Site coverage ratio: 0.3
Floor area ratio: 0.6
Building envelope, building line, and boundary
Perimeter development: garage positioned at the property line
Number of parking spaces: double garage
Number of storeys: 2 full storeys with ground floor + upper floor and attic
Roof type: gable roof
In the plan, the living room is located on the south side; the entrance is on the north, the kitchen on the west, and the office on the east.
The house is designed for two adults with one or two children. The office on the ground floor will be shared by both adults. The house will also have a basement, so the utility room on the ground floor can be omitted.
I am still not satisfied with the design. For example, the WC on the ground floor has no window. The kitchen feels somewhat narrow. The house measures 12.57 m (41.3 ft) in length (external dimension) and 9.81 m (32.2 ft) in width (external dimension). Furthermore, I would like to be able to access the living area from the garage at ground floor level, which may be difficult with the current floor plan. The garage will be fully basemented, which is why a staircase is included there. Please understand that there are no detailed dimensions yet, as the plan may still need to be revised. Instead, there is a total square meter figure provided.
The plot itself is almost level. I am still quite uncertain whether the floor plan will be functional and attractive. My imagination is limited here.

I assume the walk-in closet is meant to serve as a second children’s bedroom if needed?
Here are some initial observations without exact measurements:
The kitchen seems quite narrow to me, which could feel cramped. Due to the windows, there’s limited space for tall appliances in the kitchen. The refrigerator usually requires a tall cabinet. Having the dishwasher and oven installed at waist or eye level is convenient but not mandatory. Overall, the kitchen feels narrow and cramped. When you open the dishwasher to unload it, you might end up bumping into the wall with your backside.
The garage already looks, with the stairs drawn in, as if the car barely fits inside.
Storage with two children will be limited. As long as you have a large walk-in closet, that should work (assuming you want to use the closet to store various items).
I also notice there’s no coat closet or wardrobe in the hallway (which generally feels rather narrow).

If you mirror the whole layout, you could also get an entrance through the garage:

mikesanderss28 Oct 2022 11:09Ok, thanks. The garage is just slightly cut off in the picture. I’m not really happy with the entrance area in the floor plan; it feels very narrow and long. Also, there is no cloakroom. Would it make sense to plan a straight staircase instead of the half-landing stairs, or to position the stairs away from the entrance? Another concern I have is the north side—could the entrance be moved to the west side, or would that not make sense since it is the sunny side?

mikesanderss28 Oct 2022 13:27The clear ceiling height is planned to be 2.80 m (9 ft 2 in); the structural opening measures 3.0 m (9 ft 10 in).
