After many weeks of planning our dream house, we finally have our floor plan. Now we are looking forward to your opinions and advice.

Plot size: 853 sqm (9,176 sq ft)
Slope: none
Floor area ratio: 0.5
Site coverage ratio: 0.25
Roof pitch: 27° to 50°
Building window, building line and boundary: see development plan marked in yellow
Number of parking spaces: 2
Number of floors: 2
Roof style: gable roof
Architectural style: 1 1/2 to 2 floors
Orientation: southwest
Maximum height/limits: eaves height max. 5.50 m (18 ft)
Homeowner requirements
Style: open/modern, gable roof,
no basement, 1 1/2 floors
2 persons (later plus children), age 26/27
Space requirement on ground floor: guest WC with shower, open living-dining area, utility room
Upper floor: bedroom, 2 children's rooms, bathroom
Occasional overnight guests: rarely or never

Personal budget limit for the house including fittings: €250,000
Preferred heating system: ground source heat pump
If you had to give something up, what details/features would you?
Could give up: chosen staircase
Could not give up: bedroom with walk-in closet, kitchen access to utility room, dormers, central entrance

The living room and kitchen are very narrow, which could create a cramped feeling. This is due to the unusual placement of the staircase, as well as the inefficient use of hallway space on the upper floor.
I also find the walk-in closet in the house's prime area questionable, as well as the budget calculation of €230,000.

Unfortunately, another staircase is not possible because otherwise, we wouldn’t be able to access the bathroom upstairs. In our previous floor plan (see attachment), the bathroom was located in the dormer where the walk-in closet is now. However, many advised us that the bathrooms should be stacked due to the plumbing. Furthermore, a walk-in shower was not possible because the slope for the drainage pipes would be too shallow. I also didn’t want any pipe covers running through my dining/kitchen area.
We had the house priced according to our requirements by our building company, and they came up with €230,000. We are building in Brandenburg.

The living room is a bit narrow. Quite a lot of circulation space.

I don’t like the narrow, elongated layout at all, especially in the living room.
If no separate space is planned for the washer and dryer, the utility room on the ground floor is quite small. It works, but it gets cramped when you have to handle laundry there. Plus, it’s annoying to always have to carry the laundry basket through the kitchen...
The upper floor is again a typical design mistake. The kid’s room is only 11.5 sqm (123.8 sq ft), while the sleeping area takes up 20 sqm (215.3 sq ft). Also, the walk-in closet has what is probably the nicest window facing the terrace/garden, which, in my opinion, is quite a waste of valuable space.
What is your knee wall height? I would also initially doubt whether the beds can be placed comfortably as shown.

I really like the first floor plan... I don’t get the impression that the living room and kitchen are too narrow. The children’s rooms also seem fine to me. After all, didn’t we all grow up like that? And I can imagine the bedroom with the view in the open walk-in closet to be very nice. I also like having slightly larger circulation areas. So, I think it’s great. :-) Best regards, Steffi33.
