ᐅ Floor Plan for Urban Villa – Feedback Welcome

Hello everyone,

We have been following this forum for quite some time, but always as guests. Now that our plans are becoming more concrete and time is running out, we have registered.

We are struggling with finding the best possible layout for the ground floor of our city villa. The house will be built by Weberhaus – 165sqm (1,776 sq ft) excluding the basement – on a 700sqm (7,535 sq ft) sloped plot. It will have two full floors, a basement, and a hipped roof in a Mediterranean style for the exterior.

We currently have two floor plans and are trying to decide which one is more functional and offers better advantages on the ground floor.

We have decided against a straight staircase because we were told it takes up more space.

What do you think? Which floor plan makes more sense? What could we improve? What else should we consider?

The position of the air-to-water heat pump seems suspicious to me. That’s likely to cause trouble with the neighbors because of noise, right? Also, it would be right in the middle of the garden?!

By the way, what are the exterior dimensions of the shed? Is there supposed to be a pool somewhere?

And yes, please show what you didn’t like about the others...

We discarded those right away when we decided against them.
Sounds bad, but that’s just how it is.
I haven’t really considered the noise level—Is it loud?
The exterior dimensions of the house are 9.04 x 11.22 m (30 ft x 37 ft). There is no pool planned, only an outdoor Jacuzzi under the balcony.

I would also find that interesting to see. Because I believe that for the budget you have, you could get a nice architect-designed house that fits well with the plot and isn’t just a standard prefab home that doesn’t suit the land. And the plot is far from ordinary. In the long run, you’ll benefit more from that than from two terraces and a smoker’s balcony.

The problem is, we have already signed the purchase contract, so now we have to make the best of it. Another reason for choosing a prefab house was that we currently have very little space at home because an unexpected addition to the family arrived nine months ago, and we want to move out as quickly as possible... Building brick by brick usually takes longer.
