We have been following this forum for quite some time, but always as guests. Now that our plans are becoming more concrete and time is running out, we have registered.
We are struggling with finding the best possible layout for the ground floor of our city villa. The house will be built by Weberhaus – 165sqm (1,776 sq ft) excluding the basement – on a 700sqm (7,535 sq ft) sloped plot. It will have two full floors, a basement, and a hipped roof in a Mediterranean style for the exterior.
We currently have two floor plans and are trying to decide which one is more functional and offers better advantages on the ground floor.
We have decided against a straight staircase because we were told it takes up more space.
What do you think? Which floor plan makes more sense? What could we improve? What else should we consider?

Side entrance not into the utility room, but into a separate cellar room for drinks and overwintering plants
If sauna and fitness area are used, add a shower bathroom in the basement
Ground floor
Remove pantry
Remove shower
Entrance becomes the pantry
Open part of the hallway to the kitchen/living area
This will make the kitchen less narrow
Mirror the ground floor layout
Upper floor
Remove sloped ceiling
Make the bedroom accessible through the walk-in closet
Children’s rooms should be the same size
I don’t like either of the bathrooms

Check your contract to see if there’s a clause regarding xyz weeks after the building permit / planning permission

Remove the soil between the garage and the entrance path instead of adding fill there. This will create a daylight basement space.
I would lower the entrance in that area.
Then you can also plan a window in the basement on that side.
Create a driveway that allows you to drive a trailer into the garden behind the house.
Play sand, green waste, etc. should be stored back there.

Do you really want a door from the bedroom to the bathroom? The person lying in bed will hear everything, and light will shine through the door gaps. The children’s friends might suddenly end up in the bedroom because they chose the wrong door to exit... Or, conversely, you might catch visitors in the bedroom when they’re in the bathroom because they didn’t know there was a second door that needed to be locked...

It seems we have very different ideas about house design, so I’ve decided not to waste any more time here in the forum and to continue experimenting on my own. After all, the house needs to please me, not some other fool. In about 7 years, the house will be paid off, and then I will know exactly what I liked and didn’t like about it. After that, I will build a new house and do everything better. Still, thanks for the hot tips!
