ᐅ Site Planning – Which House Type and Size Makes the Most Sense?

Hello everyone,

Our notary appointment is set, and I received the measurements of the plot yesterday.

My husband and I each prefer a different house type.

He favors a townhouse-style villa, while I prefer a gable roof with an elevated knee wall.

I’m attaching the measurements and the development plan, and I would appreciate your opinions on which house type would make the most sense, especially regarding the size, so that there is still a nice garden left.

Next Monday and Friday, we have two appointments with general contractors recommended by our circle of friends.

I want to be well prepared for the meetings, so nothing is “pushed” on me, and above all, to approach this process with realistic expectations!

I’m really looking forward to your recommendations!

Thank you

If you want to join the floor plan discussion, it would be helpful to complete the questionnaire.
For me, the floor plan is really unpleasant, but it might suit you and your requirements perfectly and be considered good.
Just a little note

By the way, one might wonder why someone would build a 10-meter (33 feet) wide house on a 17-meter (56 feet) deep plot.

I would keep the hedge on the north side.

No, I don’t want to start a floor plan discussion yet; I would just like to know how the shown house could ideally be positioned on the plot.

I want to share my ideas, and the architect should do the drawing. I won’t make it that easy for them by just taking a standard house design.

Please don’t take it the wrong way—I really have no knowledge about building, and I can’t imagine a north-facing entrance or something on the west side without appropriate pictures. I lack the ability to visualize that.

That’s why I’m asking which “size” would be ideal.

Personally, I’m also in favor of a rectangular shape.

Request catalogs from the major home builders and browse their websites.

Since the seller confirmed the plot to us, I feel like I've been browsing home builder websites constantly.

For those who have no sense of size and space, I can only recommend visiting model home parks. At the same time, make sure to pay attention to the dimensions of the model home.

It’s not the sense of size and space inside the house that I’m missing, but rather from the outside.

But thank you very much so far for your suggestions!

You can also take a look at this. What are the basic dimensions of the house, and how high is the knee wall? How is it oriented, and what does that mean for the individual rooms? Where is the sun positioned, and when...?

That’s exactly what I’m concerned about, thanks.

Model home park – this is the target.

My brother just recommended a friend who is an architect. I will get in touch with him as well.
