We put together a floor plan. This was a quick first draft for the bidding phase. [...] We would really appreciate some constructive feedback. Why bother? - "Put together quickly" and "quick draft" describe it quite accurately, and it will likely be improved significantly after the offer phase, so it will fulfill its preliminary purpose.

What do you think of it, or what would you change/improve? Not much, since you can’t really get a true "villa" out of that volume; and otherwise, various things: the bathroom really only serves as a placeholder for the size and type and number of sanitary fixtures.
If it were "cooked with love," it would be different, but for estimating a price, this is more than enough.

Some comments have already been made about the dimensions of the living space – in such a narrow layout, it’s hard to create a comfortable atmosphere.
Even if you plan to stay as a couple or should do so, consider how much storage space you will need. I don’t see that addressed here. It gets even more challenging with a child.
I find the bathroom problematic. When you enter, you have to be lucky that no one is opening the shower door at the same time, otherwise you risk damaging the room door, and running to the toilet is already quite a hassle. I would completely rethink and redesign this area.
Overall, the design feels thrown together. Planning a house quickly and without careful thought is not how you create a home to live in comfortably for decades!

So, how is the house going to be positioned on the plot? Driveway from the east?
Is there no building envelope for the house? What are the dimensions of the plot? Will the neighboring plots be developed as shown?
First floor .. bathroom and dressing room are both not well planned.
Ground floor .. always consider the path from the source (kitchen) to the garden. Here it also seems to end up as a zigzag.

Is there no building envelope for the house? Yes, Kerstin, it is marked – free pass 🙂

And how is the house supposed to be positioned on the lot? Driveway from the east? Yes, this question was still unanswered from the last thread.
This was a quick estimate for approximate pricing. Nothing about the floor plan is really planned yet; it’s just rough ideas and preferences.
Due to the holidays, we haven’t been able to check where the sewer shafts are located, and that will ultimately determine whether the house should be positioned on the east or west side.
