ᐅ Single-family house – approximately 150 square meters – without a basement – Any ideas? Thanks.

First of all, thanks for your comments in my last thread. It was planned as a three-family house, but now we are starting over and just want to build a single-family house for ourselves.
A few details about the plot (there is still an old building on it, which will be demolished, see property 24):
- 1170 m² (0.29 acres)
- no slope, flat
- site coverage ratio & floor area ratio (I’m on the road and need to check these later)
- next to it is a carpentry workshop and the carpentry’s storage hall; a 5 m (16 ft) building setback must be observed.
Number of occupants:
- Parents with 3 children (10, 8, and 3 years old)
Our wishes:
- Guest toilet with shower and a large bathroom
- One kitchen (possibly open plan) with lots of natural light; my wife runs a cooking channel on YouTube
- Two stories (preferably) or as few roof slopes as possible
- Roof style = gable roof? (we definitely want it to be a usable attic, possibly for us or the children)

- Brick cladding on the exterior
- Carport or garage; we’re still flexible on this…
- Possibly a guest room/office on the ground floor
- Possibly a granny flat / secondary unit? In case we’re alone at some point and the house becomes too big for us…
My architect is currently on vacation; he will take care of it when he returns… and when the design is ready, I will post it here.
Questions:
- Do you have any additional ideas on what I should consider or specify?
- We like this sample plan (see attachment). What do you think of it? (The attic is not included, the room layout fits well.)
I appreciate any useful comments .... (probably also a matter of taste)

This is a bit off-topic now, but still:
You shouldn’t confuse hobby with commercial activity.
Your wife is beautiful and has a wonderful, kind way of explaining things. The sequence of the two videos I watched is also logical, clear, and makes sense.
Does your wife have Middle Eastern roots?
The whole thing definitely has potential for development. But here is my “but”: for me, “easy Katja” is anything but “delicious food.”
“Kooking Kat” or something like that... no idea... that tells me cooking is the focus. One clear food theme would be better: only home-style cooking, only Middle Eastern... Unfortunately, I first watched the video with the cream sauce and I’m still cringing at the margarine. The Maq... something is already healthier and more interesting.
So, if it’s meant to be developed further, I would reconsider some things.
Your wife can do it, she’s really tough!

Regarding the kitchen: cooking videos need to feel authentic. That’s why I recommend cooking in your own kitchen.

About the background: yes, she has Middle Eastern roots
She already earns... more like pocket money... she does it simply because she enjoys it.
One idea we had was to possibly build a viewer kitchen on our property later on.

So she mainly cooks all kinds of CRAZY dishes... to be honest: after I also checked out the channel on YouTube and looked closely, my enthusiasm to actually watch a single video was dampened after reading the titles.
There is just too much craziness and too many long titles.
My advice: use a catchy title, avoid making the title story the header! And tone down the craziness a bit.
Otherwise, I currently find it very likeable, very basic, very authentic. No one feels intimidated thinking they can’t recreate the recipes.
However, if you want to expand it, you should definitely consider who your target audience is and how professional you want to appear. At the moment, it’s rather amateurish, which has its own charm. But if you want to make money with it (e.g. through product placement), then it needs to be a bit more developed.
As mentioned, I think it has charm and isn’t off-putting with an overly professional design. That can be the concept!
But it sounds like you want to take it to the next level, and then a bit more effort will be needed—I agree with the elephant on that.
