ᐅ Single-family house – approximately 150 square meters – without a basement – Any ideas? Thanks.

First of all, thanks for your comments in my last thread. It was planned as a three-family house, but now we are starting over and just want to build a single-family house for ourselves.

A few details about the plot (there is still an old building on it, which will be demolished, see property 24):

- 1170 m² (0.29 acres)
- no slope, flat
- site coverage ratio & floor area ratio (I’m on the road and need to check these later)
- next to it is a carpentry workshop and the carpentry’s storage hall; a 5 m (16 ft) building setback must be observed.

Number of occupants:
- Parents with 3 children (10, 8, and 3 years old)

Our wishes:
- Guest toilet with shower and a large bathroom
- One kitchen (possibly open plan) with lots of natural light; my wife runs a cooking channel on YouTube
- Two stories (preferably) or as few roof slopes as possible
- Roof style = gable roof? (we definitely want it to be a usable attic, possibly for us or the children)
- No basement
- Brick cladding on the exterior
- Carport or garage; we’re still flexible on this…
- Possibly a guest room/office on the ground floor
- Possibly a granny flat / secondary unit? In case we’re alone at some point and the house becomes too big for us…

My architect is currently on vacation; he will take care of it when he returns… and when the design is ready, I will post it here.

Questions:
- Do you have any additional ideas on what I should consider or specify?
- We like this sample plan (see attachment). What do you think of it? (The attic is not included, the room layout fits well.)

I appreciate any useful comments .... (probably also a matter of taste)

PS: The plot scale is 1:500

Ground floor plan: open kitchen, dining/living area, office, hallway, WC, utility room, stairs.


Upper floor plan: bedroom, walk-in closet, bathroom, hallway, 2 children's rooms, stairs.

This is again presented without any reference within the site plan (which now has to be searched for somewhere in the thread) and without a north arrow. No information on the window sill height.

And why is that? Should all children go downstairs to shower?

In the colored floor plan, the staircase looks too short (max. approx. 330 cm (11 feet)). Cloakroom? The children’s rooms with their 2 m (6.5 feet) narrow extensions... well. The kitchen is at most 3.5 m (11.5 feet) wide but includes an island... dimensions are simply missing. The dining table is marked as approx. 0.65 x 1.3 m (2.1 x 4.3 feet).

Sending one away and going with the other is only half the job. Having the other architect work on it as well would be the sensible next step. Why do you want to spoon-feed him? If he’s capable, better let him be creative on his own.

That surprises me again, since they don’t really have much in common. Where do they each come from (at least the first one probably isn’t entirely original)? The colorful draft strongly looks inspired by Dennert Massivhaus Icon.

I’m also losing track... the problem is, when you as the original poster @tumaa (or other OPs as well) reappear after 10 days or weeks with a new post: it’s not reasonable to expect that the advisors here reread everything or still remember all the details.
Although I found the floor plan, I also noticed that garages were posted unrelatedly, and I was already missing an explanation there.

If you are asking for the collective knowledge of a forum, it must be understandable and clear enough for the forum to respond. After three days a thread cools down if no new follow-up replies build on it.

So, I’m out here.

I would proceed as suggested by 11ant and have the architect handle it. At least now there are enough children's bedrooms. I would keep the children's bathroom in the first floor plan. Wouldn't a closed kitchen be better for you?

It is important that the kitchen gets plenty of light... cooking videos are planned to be made there, maybe with the option of a sliding door?!
