Building envelope, building line, and boundary: According to neighboring buildings / approx. 10 meters (33 feet) from the street

Design style: Manor house gable

What do you particularly like? Large hallway, master bedroom “soundproofed” from the children’s rooms
What do you dislike? Why? Bathroom still too large, enlarge master bedroom. Walk-in closet with only one door and separate entrance to master bedroom.
Price estimate according to architect/planner: 290,000
Personal price limit for the house, including equipment: Pure house cost GC: 280,000 EUR
Preferred heating technology: Gas with underfloor heating
If you had to give up on details/extensions, which ones?
- Could you give up: Velux window in the bathroom, sauna
- Could not give up: Walk-in closet
Why has the design turned out as it is? For example:
Standard design from the planner? --> Visiting show houses, the modified floor plan feels open and friendly
What makes it especially good or bad in your opinion? Separation of master and children’s rooms. Large living and dining area. Large hallway.
What is the most important / fundamental question about the floor plan in 130 characters?
Are the children’s rooms too small? Is the bathroom too small if the master bedroom has its own entrance door?

The bathroom wouldn’t be my choice at all. As soon as you enter, you visually encounter walls and it continues like that... Great We had the same opinion and therefore lowered the door.

I would make sure that the exterior door in the utility room is positioned 70cm (28 inches) away from the wall, so that a closet could fit there if needed.
I would enlarge the office at the expense of the living room.
The window above the entrance does not suit the house.

I would reduce the double door to the living room to a single door plus a fixed glass panel, so that a cabinet can easily be placed next to it.
No kitchen island? A shame considering the size of the kitchen – it looks quite bare and empty. If you do include one, the patio door would need to be covered.
The bathroom layout will need to be revised with the offset door – is there already a plan for that? Will the bathtub be removed?

Do you have any ideas or comments? --> Minor changes are still possible.
--> The kitchen is not shown correctly; it will be a U-shaped layout.
--> The double-leaf door in the living room might get sidelights and will be changed to a single-leaf door, also because of the light switches.
