What would you do differently in your next house build? (For us, there won’t be a next time, but I think beginners can benefit from our experience.) Please stay on topic and avoid lengthy discussions (feel free to start a new thread for that)!

I’ll start:
* Electrician: A network connection in every room isn’t necessary; nowadays everyone uses Wi-Fi, which is perfectly sufficient.
* Us: OK, then we’ll install one network connection per floor where the TV is going, you have to save somewhere.
* Result: At the network outlet, we get 50 Mbit/s, Wi-Fi with a repeater around 20, sometimes only about 5, Powerline adapters around 25. It’s enough for me, but the kids are disappointed. I followed all the usual advice.

Include a separate cloakroom in the plan. We have the children's coats stored under the open staircase and our jackets in a small closet. However, our shoes are piled up next to the stairs in large numbers – I don’t like that.

I would prefer a cloakroom located right next to the front door with enough space for all these items. The hallway could be smaller to accommodate this.

I would
- leave out roller shutters,
- leave out the chimney/fireplace,
- plan for 2 small bedrooms instead of 1 large shared bedroom, since my husband unfortunately sleeps loudly at night.

We have only been living here for a few weeks, but the list is already quite long... I don’t know if we would build again, but I can’t completely rule it out either.

- Upper floor also 308 cm (10 ft) rough construction height
- Living room/kitchen significantly larger and spread over two levels, about 100 m² (1,076 sq ft) instead of about 65 m² (700 sq ft)
- Much more glass and taller windows (2.7 m / 8 ft 10 in)
- Gallery slightly smaller, soundproofing is somewhat challenging but we are managing it with acoustic absorber panels. Unfortunately, very expensive
- Built with a basement included
- Utility room on the ground floor significantly larger (20 m² (215 sq ft) instead of 12 m² (130 sq ft))
- Exterior wall structure: 36 cm (14 in) Ytong blocks + 11 cm (4 in) solid sand-lime brick wall in front (inside)
- Interior wall structure: all 24 cm (9 in) solid sand-lime bricks (for sound insulation)
- Interior doors everywhere are SK2
- All windows RC3 rated
- Real hardwood floor instead of engineered wood flooring

Move the staircase to the upper floor from the front door/entrance area.

When building a house, plan the outdoor areas more consistently. It can be quite a hassle if everything is added bit by bit afterwards.

Larger basement for a bigger workshop. Stronger electric car connection (this will be expensive now).
Connection for a sauna on the rooftop terrace – this will also be very expensive now.

This nonsense clearly reveals those electricians who still install TAE sockets (on telephone cables) for phones today.
