Development plan/restrictions
Plot size: 549m² (5906 ft²)
Floor area ratio: 0.3
Building envelope, building line and boundary: 14 x 12m (46 x 39 ft)
Number of floors: 2 allowed with eaves height up to 4m (13 ft)
Roof style: Gable roof 38–45°
Maximum heights/limits: Eaves height max. 4m (13 ft); ridge height max. 11m (36 ft)
Additional requirements
Homeowner requirements
Style, roof shape, building type: Single-family house with gable roof, between modern and classic
Basement, floors: no basement
Number of occupants, age: currently 2, 29 years old, planned final 4
Office: family use or home office? Mainly family use as a guest room
Open kitchen, kitchen island: kitchen with sliding door, which will usually remain open except when cooking fish or hosting guests
Fireplace: chimney planned for masonry stove
Garage, carport: garage 9 x 4m (30 x 13 ft) planned, carport to follow
Additional wishes/features/daily routine: a small pool is planned
House design
Who created the design:
- Planner from a construction company: yes
- Architect: yes
What do you particularly like? It is already quite close to our ideas but could be improved
What don’t you like? Staircase, layout of the upstairs bathroom
Preferred heating technology: undecided yet between air-to-water heat pump or gas (but gas needs a storage tank for the energy saving regulations, right?); geothermal energy not allowed
Please provide suggestions for improvements or optimization. I would especially like your opinions regarding the staircase. We would probably move the roof window from above the dressing room to above the stairs, any thoughts?
Edit: The house will have approximately 152m² (1635 ft²) of living space

I would completely omit the wall in the utility room, not just shorten it. If you build a solid divider there, a new appliance or shelf might no longer fit, and you will limit your space. I would plan a small cabinet unit/kitchenette where you can neatly store supplies and cooking utensils.

The kitchen is 4 meters (13 feet) wide, and if you plan for a 1 meter (3 feet 3 inches) clearance at the top and bottom of the kitchen island, the island can only be about 1.40 meters (4 feet 7 inches) wide.
Best regards,
SabineMinus the plaster and possibly some space behind the kitchen line for ventilation.
The walkway at the bottom near the kitchen unit is very narrow, as you can already see in the drawing: if a tall cabinet (oven/fridge) is placed there, it will be too tight.
The tall cabinets should definitely be positioned between the windows.
Best regards in brief
I fully agree with my three predecessors; this partition wall is at least unnecessary. In the case of a pantry, according to my "group's" definition, this separation to the utility room makes sense, but when used as a storage room, even without the space being so narrow, the disadvantages would outweigh the benefits.
By the way, I also find it disturbing on the facade that you haven’t yet implemented my suggestion to standardize the window openings to 1.26 m (4 feet 2 inches), due to the 12.5 cm (5 inches) difference in width of the windows directly above and below.
Regarding the adjustment of the roof pitch of the dormer gable, a tie would likely result in a “vote.”

The partition wall will be built using drywall construction and was not planned to be continuous. However, we would only install it later once everything is finalized and it is clear whether the wall makes sense.
I really overlooked the width of the windows. I also no longer had the roof pitch in mind. I will have a comparison created for me.

By the way, I also find it visually disturbing on the facade that you have not yet implemented my suggestion to uniformly enlarge the windows to 1.26 m (4 feet 2 inches), due to the windows being directly above each other with a width difference of 12.5 cm (5 inches).
Regarding the adjustment of the roof pitch of the dormer gable, a "vote" would probably result in a stalemate.

I really overlooked the window width. In some places, it’s hardly noticeable, but where 113.5 and 126 are listed directly below each other, that would have bothered me when drawing the side view.

I also didn’t keep the roof pitch in mind anymore. I would make the pitch of the main roof and the returning section the same. But that’s a matter of taste, and as I said, I expect roughly the same number of opposing opinions.

Um, just a side note... I only just noticed now: why did you abandon the idea of reversing the direction of the staircase?
