Hello,

we have purchased a building plot with a slight slope. The plot measures 23x23 meters (75x75 feet) and has a height difference of 3 meters (10 feet) from the street to the boundary point.

We do not want a basement but a ground-level terrace instead.
Now we are considering having living spaces in the lower level.

The idea would be to have the living room/kitchen, etc. downstairs and the bedrooms on the ground floor.

Has anyone implemented this and can share their experience, possibly with pictures?

With a sloped site, a basement is mandatory, and the additional construction costs are quite high due to earthworks. If we estimate about 60,000 (sixty thousand) each, that leaves 280,000 for 160 sqm (1,722 sq ft), or 1,750 €/sqm (163 €/sq ft) for the rest. This is rather tight and almost cutting it too close, especially since basements tend to be somewhat more expensive. It won’t work without a significant amount of personal labor input.

Phew, unless you contribute a significant amount of your own work or the builder happens to be your father-in-law, the budget will be extremely tight.
As a rough rule of thumb, a straight plot costs around 2,000 euros plus additional construction-related expenses. For Baden-Württemberg, that’s going to be tight. On top of that, there’s the sloped terrain.
Not impossible, but you will have to compromise on several things.
You can’t really postpone the landscaping. On a slope, it’s more expensive and can only partly be done manually.
Don’t underestimate the difficulty: in addition to the mortgage payments, higher incidental costs, countless unexpected bills, you’ll also have to manage five-figure amounts for the exterior landscaping.

Leave out the utility basement; it’s not necessary. The finished living basement
also provides direct access to the garden.

Yes, I just realized that you don’t necessarily have to build three stories. Still, it’s quite tight—160m² (1,722 sq ft) at 2,000€ per square meter would already be 320,000€, leaving mostly just the additional construction costs. A finished basement is also somewhat more expensive to build than an above-ground level, and the upper floor is usually considered a full story.
Landscaping on a slope is not only for aesthetic purposes but also to prevent the slope from slipping.

As mentioned, a basement was not desired, which is why the idea of having the living room in the lower ground floor came up.
This means a single-story building.
Regarding capital:
You need to know the right people and, of course, factor in your own labor.
Additionally, my wife works in the building materials trade. That contributes quite a bit to the equity.

A friend has the entrance at street level, on a slope descending towards the east. The ground floor contains the parents’ bedroom, children’s rooms, and the bathroom. The basement has an open living area, a workspace, and a storage room. It has become a dream home.

Am I overlooking the north arrow? Is north also at the top of your plan?
