ᐅ Sloping site with a level terrace at ground floor level

Hello,

we have purchased a building plot with a slight slope. The plot measures 23x23 meters (75x75 feet) and has a height difference of 3 meters (10 feet) from the street to the boundary point.

We do not want a basement but a ground-level terrace instead.
Now we are considering having living spaces in the lower level.

The idea would be to have the living room/kitchen, etc. downstairs and the bedrooms on the ground floor.

Has anyone implemented this and can share their experience, possibly with pictures?

Building on a slope offers great opportunities, especially if you look beyond the usual standard designs. Unfortunately, construction and landscaping on a slope are always more expensive. I hope your budget is sufficient. We also have a sloped site. Living, dining, and kitchen areas are on the middle level. We reshaped the land to create a level terrace at this level.

Our budget is 400k for the house. I think that should be feasible.
Would you possibly have a floor plan?

Your floor plan doesn’t suit you. It’s too large, specialized, and also over budget.
However, some aspects can be implemented on a smaller scale.
Your budget for Baden-Württemberg is already quite tight (2,500€/m2 (approx. $270/ft²) including additional construction costs).
But major earthworks are no longer feasible within that.
Are you planning to build with a general contractor?

Several have. In the forum search, you should find quite a bit using the term "steep slope," possibly also with the keyword "juice": this often comes up in most related discussions (the argument being that you would have to run up and down the stairs for every glass of juice if you got thirsty in the garden level...).
