ᐅ Sloping site with a level terrace at ground floor level

Hello,

we have purchased a building plot with a slight slope. The plot measures 23x23 meters (75x75 feet) and has a height difference of 3 meters (10 feet) from the street to the boundary point.

We do not want a basement but a ground-level terrace instead.
Now we are considering having living spaces in the lower level.

The idea would be to have the living room/kitchen, etc. downstairs and the bedrooms on the ground floor.

Has anyone implemented this and can share their experience, possibly with pictures?

The geoportal is helpful here. Although the effort could have been avoided if the original poster had provided the details right away.

In this location, a fantastic two-story house can be built—let the architect take care of it.

There are still plenty of available building plots here, and at €150 per square meter (approx. $14 per square foot), quite reasonable.
I’m originally from Karlsruhe and used to different prices.
Now a new development with 150 building plots is being created.
So if anyone is looking for something, a nice spa town with a rural atmosphere. 🙂

My research is very rough. Please upload a self-made plan with elevation details, slope direction, and a north arrow. Possibly also a photo of the plot. That might help with further planning.

That would be unwise, especially since you will hopefully find useful points in other threads on similar topics. You might want these explained in relation to your project — and therefore maybe more practically — in your own thread.

Bad Mergentheim is of course quite remote. No wonder there are still free building plots :p

That may be true. But I’m amazed how often I read here from some Knieritz at Knatter that, at nearly double one hundred and fifty gold ducats per square meter, there are six hundred applicants for just forty plots.
