You need a residential basement. No more square meters than necessary. If you add 100 square meters (1,076 square feet) for building services, gym, storage underneath, it will become expensive.

That’s not a problem as long as no poor workmanship occurs (damaged wall, faulty drainage, etc.).
And as you already mentioned—maybe a small living space for a home office or children’s room with a front-facing window, plus a technical room.
