ᐅ Q2 Plaster Cracks / Minor Defects – Are They Considered Deficiencies or Acceptable?

Hello everyone!

Now that the plaster is slowly drying, we have noticed some isolated cracks on a few walls. I am attaching some photos.
Do you think this is still within the normal range for Q2 plaster finish? Or should we raise this as an issue?
The one near the window is the only larger dent I have found so far, but I haven't been to the upper floor yet since the last two times at the site there was no ladder. I think someone might have bumped into it with something while the plaster was still wet?
Would you consider that a defect?
We also noticed some black discoloration on the ground floor floor – could that be mold? I find it hard to believe since it was only on the floor in the corners (no signs on walls or ceilings). If it is mold, does it matter if it’s under the screed? It shouldn’t come through later, right?

We don’t need to start an argument here, but:

A building will always settle, and the loads resulting from floor deflection on the masonry can (should not, but can) lead to cracking. In the case described above, this is a shrinkage crack, not a settlement crack. I just wanted to present all possible causes to the person asking.

This cracking is caused by incorrect processing or improper aftercare, such as premature exposure to drafts, as explained above. As I also mentioned, a so-called gypsum marker is not effective in this situation. Of course, these cracks need to be repaired.

Regarding dents in the plaster, your comment about protecting the quality of the work is a bit theoretical. The plasterer cannot protect their work from the carelessness of other tradespeople. Therefore, the painter will usually cover these up in the end; this is generally included in the painter’s scope of work.

So, none of what was stated above is nonsense. If there is still doubt about whether the building is settling or if there is deflection in the structural elements, I would like to see a structural calculation where the maximum allowable deflection of a bending-loaded component in serviceability limit state (state II) is 0.0mm.

You can be very satisfied with a company even if not everything went perfectly. Which construction site ever runs perfectly...^^

Okay, to clarify this properly. This thread is really quite old by now. And having doubts is perfectly normal for a client who is investing a significant amount of money. You definitely want to check what you are getting.

So, shortly after the plastering was done, I asked whether the quality was appropriate for Q2 level. There were already mixed opinions about this here.

Some time later, I walked through the house with our painter to get his assessment. Painting is a DIY task for us; we hired the painter ourselves, so he had no reason to defend our builder. Plus, he had seen the entire house, not just two photos taken with a phone. He told us he thought the plaster was very neat for Q2. I showed him the cracks, and he said they were nothing serious and that he would fill them as part of his work and that would be fine.

That was the end of the matter for me.

The construction report mentioned here was written several weeks later. So everything fits together logically.

I don’t think you even need to justify yourself—you asked a perfectly normal question here and didn’t offend anyone. But still, it’s nice to read that everything went well.
