ᐅ Prefabricated House – Removing Plumbing Services from the Contract?

Hello everyone,

We have our final selection appointment with our house provider tomorrow, so I would really appreciate hearing your opinions today.

Our project manager pointed out to us that, to save costs, we could exclude the plumbing work from the contract. This way, we could buy the fixtures and related items cheaper online and save a lot of money—provided we find a willing plumber. When we asked if they would still handle the connections and piping (timber frame construction), the answer was yes: everything would be ready for connection, so only the fixtures would need to be installed. One additional note was that the shower drain needs to be installed in time before the tiler comes.

This sounds almost too simple to us, which makes us suspicious again. We estimate we could save several thousand euros, but is it really that easy? What do you think? And how would you assess the warranty situation if water leakage occurs somewhere?

We do have a plumber in our circle of friends, but of course, we would have to talk to them, which unfortunately isn’t possible before tomorrow.

I would be very, very grateful for any replies...

Except for mirrors and lighting fixtures, we actually have everything included. But as you said, that’s quite rare and hard to use as a comparison.

When I saw how my specialist installer fitted the 100x120cm (39x47 inch) shower into the 100x117cm (39x46 inch) opening, I was really glad I had chosen it. 😉

The extra costs for plumbing fixtures have always annoyed me a lot. Not that it's any different with other trades, but when browsing for nice toilets and furniture, you see the prices directly like with no other trade.

I’m just wondering where the money actually goes. If I have a plumber who does great work and the sink costs €750 (about $820) from them instead of €500 (about $545), that’s one thing. But if this stupid bathroom showroom pockets the extra €250 (about $275), doesn’t seem very knowledgeable, and with every second item says they don’t have it on display and then just shoves catalogs in your face, then I don’t want to give them a single cent.

Well, manufacturers are quite happy to provide tools – for example, anyone can experiment with Geberit Pro Planner. It even suggests a quote, broken down by materials and labor hours (which can be exported with a custom letterhead, nicely organized).

For example, ONE base cabinet 500.386.01.1: Geberit’s calculation is €3,540.15 gross (without installation time: estimated at 8.0 minutes). Online, it costs around €1,375.00 gross (including shipping).

Granted, we will probably need more than 8 minutes for (self-) installation, but considering the overall savings, it’s still worth it...
