ᐅ Prefabricated House – Removing Plumbing Services from the Contract?

Hello everyone,

We have our final selection appointment with our house provider tomorrow, so I would really appreciate hearing your opinions today.

Our project manager pointed out to us that, to save costs, we could exclude the plumbing work from the contract. This way, we could buy the fixtures and related items cheaper online and save a lot of money—provided we find a willing plumber. When we asked if they would still handle the connections and piping (timber frame construction), the answer was yes: everything would be ready for connection, so only the fixtures would need to be installed. One additional note was that the shower drain needs to be installed in time before the tiler comes.

This sounds almost too simple to us, which makes us suspicious again. We estimate we could save several thousand euros, but is it really that easy? What do you think? And how would you assess the warranty situation if water leakage occurs somewhere?

We do have a plumber in our circle of friends, but of course, we would have to talk to them, which unfortunately isn’t possible before tomorrow.

I would be very, very grateful for any replies...

If it were only the drainage. That is required before the sloped screed. A few days later, the actual channel still needs to be installed so the tiler can finish their work. And mine had to come back again in between to install some extensions for the fixtures before everything was finally sealed. The inspector noticed that this wouldn’t work out 😉

First, you need to find a plumber who installs third-party materials! Almost no one wants to do just the installation.

I wouldn't install built-in faucets yourself.

With standard faucets, you can easily access them if something goes wrong, and they should be sealed at the mounting bracket anyway 😀 otherwise, you’d have water everywhere.

But if your built-in faucet leaks, you have to open everything up to get to it... it’s not worth doing that yourself.

To update on the status after the selection process...

In our case, the excluded service really only concerns the fittings and their installation. The house supplier will still provide and install the built-in rough-in bodies, angle valves, and shower drains (already installed in finished modules that are simply fitted into the timber frame).

That sounds good and fair at first, but let’s wait and see if it really turns out to be that straightforward in the end...

I would trust myself to do that and go ahead, since usually you end up doing it yourself later anyway.

I believe with UP installations you just need to know exactly what will be installed beforehand so you can buy the matching fittings.

This is what they told us as well, which is why we have now submitted a list of the fixtures. I am somewhat cautious when it comes to trust, especially with this company, but I still don’t fully trust the situation... Why are all the expensive and complicated tasks being done, while the simpler ones, where they could really charge more, are not? Of course, we’re happy for now; we can easily get all those things online for half the price... Let’s wait until the final invoice is paid, then we can assess the situation more clearly...
