We have the (somewhat unexpected) opportunity to purchase a plot of land in a new residential development. However, as newcomers to homebuilding, this presents some challenges for us.
We would like to build a single-family house. The highlighted plots are options we are considering.
We welcome suggestions and advice, and (hopefully) look forward to a long journey together toward our dream home.

However, I find the entire bottom row of four plots appealing. They have a good orientation for the terrace and are located at the edge. This way, you have some privacy in the garden.
The bottom left corner plot is also somewhat interesting at the edge. It has its “own” driveway and a good orientation. In our new development area, however, those on the edge sometimes have issues with mice.
Otherwise, the top right plot is also a good option. It offers a good orientation for the terrace and garden. Beyond the garden there is a nice meadow.
All the mentioned plots have a good orientation. I think this is very important.
The elevation difference on the plot should be as minimal as possible. This makes planning and building much easier.
Then you should consider the shape of the plot. If possible, draw the driveway, garage, pathways, terrace, etc., to scale.
The planned or existing surroundings can also increase or decrease the value of a plot.

The selected plots are all located within the same section WA1.1. The number of storeys is difficult to read. In the reference rectangle, the terrain rises in the north from west to east by 8.1 m (26.6 ft), in the south from west to east by only 5.4 m (17.7 ft), in the west from south to north by only 40 cm (16 inches), and in the east from south to north by 3.1 m (10.2 ft). The building height is the same everywhere, with the reference height fixed individually per plot. In the northern row, the ground slopes down towards the south-facing garden and the public green space; in the middle row, it rises towards the north-facing garden and the public green space; and in the southern row, the terrain slopes down towards the garden, a planting requirement strip, and currently still open fields. How are these plots being sold here: all freehold, through a selection process, or how does it work in this area?

I would say you have narrowed down your options enough to build your city villa.
I wouldn’t restrict yourself any further—otherwise, options might disappear one by one as others reserve earlier.
The orientation is classic, allowing you to build the typical city villa with a side double garage and a south-facing terrace.
However, I would point out that due to climate change, this is no longer always the best choice, so you should also consider and allow for alternative terrace locations.
