NeubaulingHello everyone,
after quietly reading for a while, I would like to actively join the discussion.
We want to apply for a new housing development with unfortunately only 14 building plots.
The allocation is based on a points system, where my wife earns us some points (the municipality is her former place of residence and her parents live there).
Since we don’t have children yet, there will probably be enough people ahead of us.
The development plan is from 2012. New buildings are already around the area, but I don’t know why this part is only being released now.
I have combined the new and old graphic parts and added the plot sizes. It concerns the yellow-marked areas.
I’m not sure if I’m allowed to upload the official graphic part?
You can apply for as many plots as you want, but you have to specify a priority order... and here we are unsure.
Due to the shortage of plots, we would apply for all, but the order is not clear to us.
The largest plots 6177 to 6180 have an unfortunate orientation... the garden is expected to be in the northeast.
We find plots 6196, 6189, and 6182 quite interesting.
We are undecided about 6187 because you would have many neighbors there.
What would be your favorites?
This is about the Oberfeld new development in Neuried-Altenheim.
Development Plan / Restrictions
Plot size: see plan
Slope: plots must be elevated to street level
Floor area ratio: 0.4
Floor space index: -
Building zones, building line and boundary: see plan
Edge development
Number of parking spaces: 2
Number of floors: 6.3m (21 feet) wall height (roof pitch 28-35°), ridge height 10m (33 feet)
Roof style: several options, we prefer a gable roof
Other requirements: single-family house only, garage 5.5m (18 feet) away from the street
Homeowner Requirements
Style, roof type, building type: gable roof, modern
Basement, floors: 2 full floors or high knee wall. Basement rather not (cost reasons)
Number of persons, age: currently 2 (29 years), 2 children planned
Space requirements on ground and upper floors:
Office: needed for family use or home office? Office required... preferably 2 (small for me, larger for my wife who is a teacher)
Guest bedrooms per year: negligible
Open or closed layout: open
Conservative or modern design: modern
Open kitchen, kitchen island: kitchen island
Number of dining seats: 6
Fireplace: no
Music/sound wall: no
Balcony, roof terrace: no
Garage, carport: we would like to have one garage
Special requests: I would like a photovoltaic system, my wife wants a pool, but we will have to see
I hope this is enough information 🙂 Thanks in advance

I see embankments drawn along the roads everywhere – is the municipality planning an above-ground utility installation? (if so, good luck, see https://www.hausbau-forum.de/threads/reihenendhaus-mit-gue-in-eigenregie-bauen.31198/)
I would mark this roulette strategy with 37 question marks. With 14 plots, I would recommend choosing no more than four.

Surface-mounted connectionThe term doesn’t really mean much to me, and I couldn’t find any information on it. It seems that the road is at a higher level than the plots, so you have to raise the land to street level. Because of this, the plots are €60/m² (about $60 per square meter) cheaper for us, even though they are 10km (6 miles) away. Edit: The thread you mentioned has 280 pages... And from what I’ve seen in this forum, discussions often go off-topic. The search function didn’t help me much with this.

With 14 plots, I would recommend not choosing more than four. But I would worry that others might snatch up my four chosen plots, and I’d be left empty-handed. Elsewhere, we don’t have any “local preference points” and no real chance. (In the area where I live/am from, there’s no space for new plots.)
If I later decide that I don’t like a plot, I can still decline it.

Then you have actually understood the term correctly. That is exactly what the linked topic is about, although the original poster there decided against a basement despite having to raise the ground by a full 1.5 meters (5 feet); and now has to deal with a not very friendly neighbor who wants to build a basement under his townhouse.

Which would be the bigger loss: having to continue searching elsewhere, or settling for a less desirable plot?
Playing "49 out of 49" in the system lottery may maximize the chances of hitting all six numbers, but it also means terrible odds ;-)
You could deliberately bid on the least attractive option, which gives you the best chance not to be left dancing alone at the fair. I hope these two perspectives make it clearer for you, especially if you didn’t get the roulette comparison. More security or better odds—you never get both at once in gambling; less frequent winning numbers can be a (tiny) loophole.

Do you have any idea how good your chances are? 14 spots aren’t many at all. Unfortunately, I can't really estimate that. It depends on how many local families with children apply. The municipality has about 9,700 residents.
