ᐅ Planning for a Multi-Generational House!

Hello dear forum!

We have purchased a beautiful plot of land on the Upper Rhine with an unobstructed view of the Rhine nature reserve.
A multi-generational house is planned to be built on it.
We want to build together with the grandparents, who will have a separate apartment in the basement with a separate entrance.
The dimensions of the house should not be changed any further. In my opinion, they are ideally chosen.

I would appreciate feedback on the floor plan design and am very interested in what the experts think!

What do we especially like?
We like that we can all live together in the future, but each has their own space. We have deliberately decided against an internal access to the basement!

What do we not like?
On the ground floor, I find the hallway and access to the stairs very convoluted.

Preferred heating technology: air / heat / water pump with photovoltaic system

We gave the architect very few specifications, only the desired living area and the private area for the grandparents.

Thank you very much for the feedback.
We also suggested swapping the home office and the staircase. However, it seems impossible to fit 4 bedrooms and the bathroom in the attic floor that way.
The entrance to the apartment in the basement should be covered from the garage side.
The terrace door in the basement bedroom will be replaced by a window.
Could I please ask for ideas or approaches that we could specifically discuss at the next planning meeting?

-> Access is only via the stairs.
Otherwise, a direct weatherproof connection between the living units is very practical and would require planning. There are also doors with locks.

-> At least the access from the garage to the granny flat is covered.

@cmv1601 ... first of all, you shouldn’t write your replies inside the quotes.

Furnish all rooms realistically. Overall, the basement apartment bedroom is rather unusable, especially together with the walk-in closet.

May I ask how old the parents are? Mine are still fit in their mid-70s, but they no longer want to use stairs—whether covered or not.

Other houses also have 4 bedrooms upstairs. In that case, some space downstairs has to be sacrificed for the parents’ bedroom, and the utility room upstairs would be smaller.

Also consider furnishing the children's rooms. Often, having two window sections with a sill height is better than one floor-to-ceiling window.

How are bicycles supposed to be placed at the back of the garage if a car is parked inside, given that the garage is only 3m (10 feet) wide overall?
