Hello everyone,

We have now had our floor plan designed by an architect.
We are reaching out to various companies to get quotes.

What is important to ensure that the quotes we receive are as comparable as possible?
We have already written a list with points such as:
KfW 40+
Roof insulation
Oak staircase design
Wood-aluminum windows
Living and dining area with venetian blinds (remaining electric roller shutters)
Air-to-water heat pump

Is there perhaps a kind of template for this?

We know what we want; the question is whether a basement fits within the budget.
That’s why there are two options.

So you know how you will build, which materials are needed and in what quantities. Which heating system with what specifications is required. The electrical installation with the number of switches, light fixtures, outlets, network connections, etc. you want. Complete tiles and floor coverings are specified. And so on.
That is basically the purpose of the tender. If you can handle all of that yourselves, that’s great. I respect that—I personally couldn’t accurately list about 500 items and provide alternatives.

Then you can ask specifically and receive comparable prices.

This is comparable to ordering a car:
Car
Euro 6 emissions standard
Roof with sunroof
Fabric seats
Windows with thermal insulation
Electrically operated windows
Diesel engine

We didn’t request any quotes because work costs money, and there is always a cheaper option, but it’s usually shoddy. Since I have known the craftsmen for years, we asked a maximum of two and that was it. We didn’t have the time to compare extensively, and in the end, the prices were all quite similar.

We immediately ruled out KfW40 because the additional costs required to receive the subsidy were not reasonable for us.

I know we are drifting away from the original question, but building a house is a bit more complex.
Do you have one floor plan with a basement and one without? You can’t just simply add a basement underneath a floor plan and call it done. At least on the ground floor, the layout and room sizes will be different...
With a basement, the ground floor/upper floor might be somewhat smaller or instead of two gables you may have only one, and so on.

I also see points on very different levels here. The energy standard is an overarching goal, which then determines requirements for walls, windows, etc., and these may interact with each other. The wood used for the staircase, on the other hand, is an implementation detail that has little influence on other trades.
