ᐅ New construction project with a somewhat limited budget

Hello everyone, sorry for my poor German. My wife and I have just purchased a plot of land and plan to start building in early 2022. The problem is that the property cost more than we expected and has used up part of our budget for the house. My question is, is it possible to build a 160 m2 (1,722 sq ft) house with a budget of 350,000, including construction costs and everything that comes with it? Thanks in advance.

The exterior landscaping, garage, and so on will be financed from a different budget or built 1-2 years later. Has anyone had experience with a prefabricated house kit (e.g., Ytong), and is it realistic to do some of the work yourself to save costs?

Are you currently in Germany, or will you move in after the construction is completed?

The Hebel/Ytong/Silka prefab house kit is definitely not bad and does save a noticeable amount of money, but on the other hand, this shouldn’t be overestimated. The shell construction does not make up as large a financial portion of the house as its visible contribution to the shaping of the building might suggest. If choosing a kit, in my opinion, aerated concrete is better than formwork blocks. However, Hebel has more potential beyond just the labor involved in masonry work.
