Hello everyone, sorry for my poor German. My wife and I have just purchased a plot of land and plan to start building in early 2022. The problem is that the property cost more than we expected and has used up part of our budget for the house. My question is, is it possible to build a 160 m2 (1,722 sq ft) house with a budget of 350,000, including construction costs and everything that comes with it? Thanks in advance.

Create a list with your must-haves and nice-to-haves, and leave everything else out. Don’t get carried away by all the possibilities. Think realistically about what you can do yourself. If you’re not handy, you won’t become a master builder during the construction.

I wouldn’t wait. It won’t get any cheaper.

Yes, I agree that prices only go one way ... up. I think we just have to make compromises.

Which levers do you mean?
By "Hebel/Ytong/Silka" I meant the apparent competitor to Ytong, which also offers kit houses;
by "there are other levers besides building the walls yourself," I was referring to planning and design details such as hip roofs, bay windows, corner windows, and similar features. Or if someone places their house in the very back corner, they might as well pave their driveway with banknotes. Dozens of small factors add up to larger amounts that cannot be offset by the savings from doing the masonry work yourself.

the plot is located in a small village. I specifically made sure to avoid a hillside location, so the ground is almost completely flat. It is 20 km (12 miles) from Heilbronn and measures 544 sqm (5,854 sq ft).

So, in this region, it is not necessarily affordable. I’m afraid your budget might not be sufficient.
