Hello everyone, sorry for my poor German. My wife and I have just purchased a plot of land and plan to start building in early 2022. The problem is that the property cost more than we expected and has used up part of our budget for the house. My question is, is it possible to build a 160 m2 (1,722 sq ft) house with a budget of 350,000, including construction costs and everything that comes with it? Thanks in advance.

That’s good. My English is just a bit rusty, but the official language for the building authority and application forms for KfW, Baukindergeld, etc. is German. English information leaflets are harder to get in Germany than Turkish ones.

What do you think, how many information leaflets are available in German in the USA? If anything, they are more likely to be in Spanish. :p

I guess the original poster understands German quite well. I understand his English too.

Can you tell us more about the land you purchased? Where in GY is it located, rural or near the city, flat or not, size, and any regulations you are aware of? These factors will affect the cost more than materials like Ytong.

I have received several quotes from prefab house companies, and they seem to be within the price range I expected, but I am uncertain about possible hidden costs and other fees.

The plot is located in a small village. I specifically made sure to avoid a hillside location so that the ground is almost completely flat. It is 20 km (12 miles) from Heilbronn and has an area of 544 sq m (5,853 sq ft).

Exactly. The hidden costs are also a problem for many Germans.
