ᐅ Is a turnkey wooden house possible for under €300,000?

Hello.

We are planning to buy a plot of land in the Lüchow-Dannenberg district and build a wooden house on it. As usual, I have searched the internet for various construction companies, but I am struggling to understand the jungle of different completion stages and definitions of turnkey and so on.

The companies I have spoken to so far generally do not offer turnkey construction. However, from their experience, the cost after all trades is roughly 2500 € per square meter (2500 € per 10.8 square feet) (which would be turnkey). Does anyone know a house builder who can build more cheaply? Ideally, one based in Lower Saxony?

We don’t need much luxury to be happy. I can easily do without electric shutters, underfloor heating, a freestanding bathtub, and so on.

It would be great to have a gallery overlooking the living room, plenty of glass, and a fireplace or stove.

There should be at least three bedrooms and a living room.

120 square meters (1300 square feet) would be enough, but more would be preferable.

Does anyone have any ideas?

In general, it is definitely still possible to build a 120m² (1,292 sq ft) turnkey home for under €300,000. Of course, you won’t be able to have everything, but I’m sure you’re aware of that. The challenge for you will be fitting 3 bedrooms, a gallery, and bright, open living spaces into that area. You’ll need significantly more space for that, which will quickly drive up the price.

You should consider giving up the gallery, then it will be possible to plan something reasonable with 120-130m² (1,292-1,399 sq ft).

That is quite an expensive luxury. That will likely ruin your planning.

It should work perfectly fine without it.

Take a look at the website of Dammann Haus; I find their prices very transparent, and it should be possible.

Sorry to say this, but the reality and your wish are so far apart that I can hardly find the words for it.

The only thing that fits that budget is 120 square meters (1300 square feet), including the fireplace, with a standard layout and including ancillary construction costs, but without exterior landscaping and without furnishings.

With what you are imagining, you’re easily looking at €2,500 per square meter (€232 per square foot), if not a bit more.

The Alaska log house from LéonWood might fit your criteria. I was quoted 220,000 plus additional construction costs and foundation expenses the year before last, with a floor area of 120 m2 (1,292 sq ft). The gallery could be separated to create a third room.
